Chimney survey in Broxted

If a chimney looks out of line, it is worth getting it checked. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. Where it may be a structural concern, we will recommend a structural engineer. We survey chimney breasts, chimney pots and cowls and flaunching, and common reasons people get in touch are signs that a stack is leaning and disused chimneys trapping moisture.

Older buildings in small places like Broxted may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

What affects the price in Broxted

We confirm the price for your survey before booking. These are the things that affect it:

  • How big the roof is
  • Chimneys, valleys, parapets and other details
  • Extensions, dormers and garages with roofs of their own
  • The type of building, from a house to a block or an office

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

If you can, have these to hand when you contact us:

  • The type of building and roof, such as pitched or flat
  • Photos of the roof, taken safely from the ground or a window
  • Your postcode, so we can check access and travel
  • How the loft is reached, if there is one

Photos help, if you have them. Take them safely from the ground or a window. To send them or to book, ring 07833 053749 or use the contact form.

What happens on the day

On the day, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely. Most surveys take an hour or two at most homes, and more on a big or complicated roof. Older roofs in small places like Broxted can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. You get a written report with photos and our recommendations.

Preparing for the visit

  • For flats, make sure roof access has been agreed

What we look for on each type of roof

Chimney breasts and the loft

Inside, chimney breasts can show damp when water gets into the stack. We check the breasts and the stack in the roof space where we can reach.

Brick stacks

Many older stacks were built with lime mortar. We note where repairs should match the original mortar.

Broxted: your questions answered

I let a flat near Stansted Airport station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or send us an email with the address and what you need, and we’ll talk through which survey suits.

Is Broxted within the area you cover?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

How do you inspect a chimney without scaffolding?

We look from the ground, from windows and from the loft where it is safe. Where applicable, our Premium Survey adds a drone inspection for a closer view. Any area we couldn’t view is noted.

Can you find out why my chimney breast is damp?

Damp on a chimney breast normally means water is getting into the stack, or moisture is trapped inside it. We check the stack, the flashings and how unused flues are capped and records the likely cause.

Is it a problem to have an unused chimney?

It depends on its condition and your plans. The survey shows its condition and how it’s been capped. In a conservation area or on a listed building, changes may need consent.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Is a chimney survey the same as a flue inspection?

No. A flue inspection, sweep or gas safety check is a separate job. We check the stack, pots, flaunching, pointing and flashings, and damp inside and flag anything that suggests the flue needs a look.

Chimney surveys in Broxted: local notes

Older buildings in Essex often have clay tiles and weatherboarding, and plenty of post-war and modern estates besides. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Horham Hall, about 1.4 miles north-east, is one of the historic houses in the wider area around Broxted. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

If you let a flat or house near Stansted Airport station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Checking the roof from ground level

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book and it will help the survey.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Common roof problems in Broxted

TV aerials, satellite dishes and their brackets are frequently fixed to chimneys. Their weight and the wind on them can loosen bricks and pointing. We check fixings on the stack as part of the survey.

Typical things we’re asked to look at include:

  • Cracked or missing flaunching
  • Frost-damaged brickwork on the stack
  • Gaps where the stack meets the roof
  • Mortar washing out of the joints

If your home is one of the older ones in the streets near Church of St Mary the Virgin, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
