Roof surveys in London

We survey roofs in every part of Greater London, from inner boroughs packed with Victorian terraces to the 1930s semis and post-war estates of the outer suburbs. Most people call us because they’re buying, because water is coming in, or because they manage a building and need an honest picture of its roof. Our pre-purchase roof survey, roof leak investigation and landlord roof survey pages explain each one.

An independent survey means the person looking at your roof has nothing to gain from what they find. You get a written report with photographs that explains the condition of the roof, the defects we could see and what we recommend, in order of urgency. Two real London jobs show how that works in practice: a Victorian terrace in Islington and a five-storey office in Camden, both on our case studies page.

Slate terraces, butterfly roofs and mansion blocks

Much of inner London is Victorian and Edwardian terraced housing, and those roofs follow a familiar pattern. Many are covered in Welsh slate. Plenty have a butterfly (London) roof, two slopes falling to a central valley gutter that drains to the back of the house, hidden behind a parapet wall at the front. Party-wall upstands, shared chimney stacks and the small roofs over rear additions all add joints where water can get in. Slate itself can last a very long time, but the nails holding it often corrode first, so slates slip. Our guide to butterfly roofs and valley gutters covers the usual weak points.

On the Islington terrace in our case studies, a pre-purchase survey found slipped slates, chimney flashing problems and blocked gutters, and thermal imaging was used as part of the survey. The buyer used the report to negotiate about £8,500 of repairs with the seller.

Mansion blocks, mansard loft conversions and flat-roofed rear extensions bring their own faults: tired lead, split felt, ponding on flat tops and dormer cheeks that let water in. Further out, interwar semis often have clay or concrete tiles, and post-war estates have plenty of flat roofs over garages, porches and whole blocks.

Conservation areas, London trees and drone rules

London has a great many conservation areas and listed buildings. If your home is in one, re-roofing in a different material may need permission, and changes to a listed building need listed building consent. Our report describes what is there now, which helps when you speak to the council or a roofer. London plane trees and other street trees also fill gutters and valleys every autumn, and a blocked valley gutter behind a parapet can overflow inside the house rather than outside.

Drone work in London takes more planning than almost anywhere else. Heathrow, London City Airport and London Heliport in Battersea all have flight restriction zones, where flying needs permission from the airport, and central London has restricted areas over Hyde Park, the City of London and the Isle of Dogs that need NATS permission. We fly a sub-250g drone as a CAA-registered drone operator (Flyer ID and Operator ID), check the airspace before every flight and use other vantage points where a drone can’t go. Our guide to drone surveys near airports explains more.

Offices, shops and blocks of flats

London’s offices, shops, mixed-use buildings and blocks of flats very often have flat roofs, with membranes, outlets, upstands, rooflights and plant all needing a look. On the Camden office in our case studies, a five-storey building, our flat roof survey found membrane failure, drainage problems and deflection, and the owner saved about £15,000. Where a flat roof leaks but the hole can’t be seen, electronic leak detection may help pinpoint it.

We also work for landlords, letting agents, managing agents and residents’ management companies who need a clear record of a shared roof before planning work or agreeing who pays. Our commercial roof surveys guide covers what we look at.

How it works

  1. Get in touch. Call 07833 053749 or email us with the address, the type of roof and what you’re worried about.
  2. Choose a survey. We’ll suggest the Basic, Standard or Premium Survey to suit the roof, with the price including VAT.
  3. The visit. We inspect what can be seen safely: from the ground and vantage points, inside the roof space, and by drone where applicable.
  4. Your report. A written report with photographs and recommendations: within 48 hours for Basic, 24–48 hours for Standard, same day for Premium.
  5. Next steps. Use the report to brief roofers, ask the seller questions or plan maintenance.

Questions from London

Do you cover all of Greater London?

Yes. We survey roofs across inner and outer London and the City of London.

Can you survey a butterfly roof behind a parapet?

Yes. We look at the valley gutter, parapet gutters, outlets and flashings from every safe vantage point, from the roof space where there is access, and by drone where it is allowed and useful.

Can you fly a drone in central London?

Sometimes. Heathrow, London City and London Heliport have flight restriction zones, and Hyde Park, the City of London and the Isle of Dogs are restricted areas. We check the airspace first and only fly where we have permission or none is needed.

Is your survey the same as a RICS survey?

No. Ours is a specialist roof survey, not a RICS Level 2 or Level 3 survey of the whole building and not a structural engineer’s report. Many buyers have both.

Do you survey flat roofs on blocks of flats?

Yes. We look at the membrane, upstands, outlets, rooflights and drainage, and report what we find in writing with photographs.

When can you visit?

Surveys are carried out on weekdays, Saturdays and Sundays. Call us to find a date that suits you.
