How a roof survey works in Marylebone

Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The Basic Survey gives a visual inspection, photographs and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. We are often asked to look into crumbling chimney pointing or cracked flaunching and valley linings that have cracked or split, across lead flashings, natural slate and clay and concrete tiles.

London has a great many flats in converted houses and purpose-built blocks, where the roof is typically a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Marylebone as anywhere. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Landlord and commercial surveys in Marylebone

If the property is let, the agent or a tenant can let us in. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant beforehand.

Prices for roof surveys in Marylebone

Prices vary from roof to roof, for these reasons:

  • Basic, Standard or Premium
  • Commercial roofs and larger buildings
  • Building height and the viewpoints available
  • How big the roof is

Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

What to tell us when you contact us

A little information up front helps. It’s useful to include:

  • The type of building and roof, like pitched or flat

Our phone lines are open seven days a week. To book or ask a question, call 07833 053749 or use the contact form.

Roofs, chimneys and gutters in Marylebone

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whichever you have, the details that tend to fail before the covering itself get the closest look. The flight restriction zone around London Heliport in Battersea comes within about 2 miles of Marylebone. Where the drone is part of the survey, we check the exact boundary for the address before flying.

If you look after a building such as St Vincent's Catholic Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. Homes near green spaces such as St Anne's Churchyard can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

Marylebone is about 3 miles north-west of London, in Greater London. Whether the building in Marylebone is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Marylebone is one of the places in Greater London we cover for roof surveys.

Every address in W1U, W1T and W1K is covered for roof surveys. That includes homes and businesses on Park Lane, Duck Lane and Bruton Lane. How the survey works

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take between one and two hours for a house, and about three to four hours for a commercial roof. In Marylebone, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when booking.

  1. You tell us about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Getting ready for the survey

  • Clear the way to the loft hatch
  • Agree roof access with the managing agent if it’s shared
  • Gather any invoices or paperwork from past roof work

Getting a price

A quick phone call is normally the easiest start: call 07833 053749 or use the contact form and we’ll ask a few questions about the roof. You’ll have a price before anything is arranged.

Advice

What we look for on each type of roof

Lead flashings and valleys

Flashings close the joints where a roof meets a wall or chimney. We check for lead that has lifted, split or slipped, and for flashings replaced with mortar or bitumen.

Natural slate

Slate is one of the most durable roof coverings, yet the nails holding it often fail long before the slate. Slipped, cracked and missing slates are all noted.

Questions from Marylebone

Does a conservation area affect roof work in Marylebone?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can a landlord with a rental near Bond Street station book a roof survey?

Yes, rented property is part of what we cover. You can phone 07833 053749 or send us an email with the address and some details.

Can you look at a roof that is joined to next door?

Yes, we can. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

Are you insured?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Do you give a life expectancy for the roof?

We do not give a number of years. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.

Is your survey a structural engineer’s report?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It doesn’t include structural calculations, which need an engineer.

How long will you be at the property?

It normally takes an hour or two at most homes, and longer for a large or complex roof. Report times depend on the package.

Why act early in Marylebone

A roof that has had no attention for years can surprise you. A survey sets a baseline, so you can compare it next time. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That’s a good reason to find problems early, while there is time to plan.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Roof survey starts from £150, including VAT.

When to book a survey in Marylebone

Slates and tiles often outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone.

A survey can pick up problems such as:

  • Torn or sagging underlay
  • Ponding, splits or blisters on flat roofs
  • Loose chimney pots
  • Debris building up in roof valleys

Take an older house close to Russian chapel on Welbeck Street: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Questions to ask before booking

  • Whether the price includes VAT
  • When you will get the report
  • What they won’t be able to tell you
  • How long they’ve been surveying roofs
