Roof surveys in Maidstone

Roof surveys in Maidstone

We survey roofs across Maidstone and the villages around it, for buyers, homeowners, landlords and businesses. As the county town of Kent, Maidstone has an old centre on the River Medway, Victorian streets around it and a lot of newer housing beyond, so roof types range widely. Our roof survey covers coverings, ridges, valleys, flashings, chimneys, gutters and the roof space where there is safe access.

Buyers usually book a pre-purchase roof survey after an offer is accepted. Owners who have had a leak for a while book a roof leak investigation to find where water is getting in before paying for work.

Ragstone, Kent tiles and Victorian streets

Kentish ragstone, a hard grey limestone, has been quarried around Maidstone for centuries, and many of the town’s older churches, walls and buildings are built from it. Older roofs in the centre and nearby villages are often clay tile, including Kent peg tiles held by pegs through two holes, with lead valleys and flashings. In the countryside around the town, oast houses and timber-framed buildings have roofs that need specialist knowledge to read well.

Around the centre, Victorian and Edwardian terraces mostly have slate or clay tile roofs, shared chimney stacks and rear additions. Further out are interwar and post-war houses and large newer estates, with concrete interlocking tiles and flat-roofed garages, porches and extensions. Our guides to Kent peg tiles and lead flashing problems explain the faults older roofs develop.

Conservation areas, the river and drone checks

Maidstone has conservation areas in the town centre and many of the surrounding villages, and plenty of listed buildings. If yours is one, changes affecting a listed building need listed building consent, and re-roofing in a different material may need permission; check with Maidstone Borough Council first. Trees along the river and in older streets drop leaves into gutters and valleys, and a blocked valley can overflow inside. Our gutter survey looks at gutters, valleys, outlets and downpipes.

When a drone is useful, we fly a sub-250g drone as a CAA-registered drone operator (Flyer ID and Operator ID) and check the Drone Safety Map for restrictions before every flight. Weather on the day decides whether a flight goes ahead.

Handmade clay tiles age differently from slate or concrete. They can crack, flake or slip as their pegs or nails fail, and moss can hold water and block gutters. Our guide to moss on roofs explains when it matters and why aggressive cleaning can do more harm than good.

Offices, retail and industrial units

Maidstone’s offices, shops, retail parks and industrial estates have plenty of flat roofs and metal sheeting. Our flat roof survey checks membranes, upstands, outlets, rooflights and drainage, and looks for ponding and deflection. Older units may have asbestos cement sheets; we don’t test for asbestos, but we flag materials that may contain it.

Landlords and managing agents use our landlord roof survey to record shared roofs on blocks of flats and plan maintenance. For larger or more complicated roofs, a Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis, with a same-day report and an in-person consultation.

How it works

  1. Get in touch. Call 07833 053749 or email us with the address, the type of roof and what you’re worried about.
  2. Choose a survey. We’ll suggest the Basic, Standard or Premium Survey to suit the roof, with the price including VAT.
  3. The visit. We inspect what can be seen safely: from the ground and vantage points, inside the roof space, and by drone where applicable.
  4. Your report. A written report with photographs and recommendations: within 48 hours for Basic, 24–48 hours for Standard, same day for Premium.
  5. Next steps. Use the report to brief roofers, ask the seller questions or plan maintenance.

Yes. We inspect what can be seen safely, including by drone where it is allowed and useful, and the report says what we could and couldn’t see.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos and recommend a specialist asbestos surveyor checks before anything is disturbed.

Is your survey a RICS survey?
