Practical tips

Over many surveys, some simple habits stand out:

  • Move stored items away from the loft hatch
  • Let us know about any leaks or stains you’ve seen
  • Stay off ladders and the roof
  • Hold on to the report for future surveys

With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. You can ask us about anything that isn’t clear.

Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Each report gives a record to compare against.

About our roof survey in Rainham

Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, including VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Each one comes with a written report. We survey ridges, hips and valleys, the roof space and chimney stacks, and common reasons people get in touch are loose ridge or hip tiles and standing water on a flat roof.

Most homes in a town like Rainham are houses, so the roof is typically the owner’s to look after. Small faults, such as a cracked ridge, a slipped tile or a blocked gutter, are cheaper to deal with early. A roof report gives you a list of what needs doing and how soon, whether you live in the house or let it. Photographs show you exactly what was seen, even on parts you cannot reach yourself.

Where we cannot see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

The survey, step by step

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes an hour or two on an ordinary house, with bigger or more complicated roofs taking longer. A survey in Rainham needs access inside and out, including the loft hatch and any rooms with damp. If there is a side gate or a rear garden, let us know how to reach it. Visits can be on weekdays, Saturdays or Sundays.

  1. You get in touch with the address and anything you’ve noticed.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a photo-illustrated written report and recommendations.

Getting ready for the survey

  • Agree roof access with the managing agent if it’s shared
  • Jot down any questions you want answered
  • If you’re buying, check with the agent that we can get in

Advice

Rainham questions

Do you survey roofs for landlords with property near Rainham (Kent) station?

Yes, rented property is part of what we cover. You can phone 07833 053749 or drop us an email with the address and some details, including who will give access on the day.

Does a conservation area affect roof work in Rainham?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Can you look at a roof that’s joined to next door?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are checked from your side.

Can you check whether my roof contains asbestos?

No. Asbestos testing isn’t part of our service. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Will the report say how many years my roof has left?

We don’t give a number of years. We describe the condition of each part of the roof and how it’s wearing, and we say what needs attention and how urgently.

Do you look in the roof space?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access when booking.

What a roof survey looks like in Rainham

Rainham is within about 3 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Historic houses like Restoration House, about 4.8 miles north-west, show how far back building in the area around Rainham goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

Homes near green spaces such as Foxburrow Wood can get more leaves in their gutters in autumn. If you live in an older home near Church of St Margaret, its chimney, valleys and lead work are likely to be the parts that need attention first.

Rainham is about 2 miles south-east of Gillingham, in Medway. From houses to flats and shops in Rainham, the roof can be surveyed. We cover towns and villages across Medway, from the larger towns to small villages. Maidstone is in our area too.

Common roof problems in Rainham

A blocked gutter does more harm than it looks. Once leaves and moss block a gutter, water spills down the brickwork. Valley and parapet gutters can overflow inside the building.

A survey can pick up problems like:

  • Valley linings that have cracked or split
  • Torn or sagging underlay
  • Leaning or weathered chimney stacks
  • Leaking gutter joints and downpipes

For site and facilities teams at buildings like St Margaret's Church of England Junior School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Questions to ask before you book

  • How soon the report will arrive
  • Whether the roof space is looked at, where there is one
  • What’s outside the scope of the survey
  • Is VAT included in the price?

What to expect from a roof survey

Rented homes, blocks and businesses

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on weekdays and at weekends, which can make access easier.

Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.
