Roof surveys across ME8: what to expect
Everything we check, we check safely: from ground level, from windows, from the roof space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where it applies, for roofs that are hard to see well. You don’t need to do anything except give us access. Each defect we find is photographed and explained. Typical surveys look at valley linings that have cracked or split and ponding, splits or blisters on flat roofs, across natural slate, lead flashings and ridges, hips and valleys.
We work from the outside in: outside views come first, then the roof space if there’s safe access. In total, it takes an hour or two for most homes, depending on how many separate roofs there are.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a photo-illustrated written report and recommendations.

Near you in Gillingham

Gillingham’s nearest station is Gillingham (Kent) station, roughly 1.5 miles north-west. Homes and roofs across ME8
From Gillingham, Rainham and Park Wood to its smaller places, buildings across ME8 have roofs of every age. The usual weak points are fixings, flashings, chimneys and gutters.
We survey roofs across London and South East England, and ME8 is part of that. London and South East England have homes from every era, from period terraces to post-war new towns and new estates. In the coastal parts of ME8, the seaward side of a roof takes the most weather, so ridges, verges and flashings there often need attention first.
Gillingham: If you run a business near Pentagon Shopping Centre, a roof report helps plan work around trading rather than after a leak. Homes near green spaces such as Ambley Wood can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.
Different roofs, different checks
Natural slate
Inside the roof space, we check what’s under the slates. There may be old felt underlay, or none at all on very old roofs.
Lead flashings and valleys
Lead flashings seal chimneys, walls and abutments. We check for lead that has lifted, split or slipped, and for flashings replaced with mortar or bitumen.
Signs you need a roof survey
Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside frequently starts at the top of the stack.
A survey makes sense if you’ve noticed:
- Standing water on a flat roof
- Debris building up in roof valleys
- Crumbling chimney pointing or cracked flaunching
- Lifted, split or missing lead flashings
When you need someone else
Before you book, it is worth knowing what a survey will not do:
- A promise that the roof won’t leak in future
- The condition of the rest of the building (that’s a RICS home survey)
- Confirmation of asbestos in soffits or cement sheets
Why act early?
A roof that has had no attention for years can surprise you. Our report gives you a record of how the roof is today, so you can compare it next time.
What to check before booking
- Which viewpoints they use to see the roof
- How long they’ve been surveying roofs
- Which limits apply to the survey
- Is there a chance to talk the report through?
Landlords, agents and block managers in ME8
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
If the property is let, the agent or a tenant can let us in, at a time agreed in advance. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
Questions from ME8
What does a roof survey include?
Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.
Can you look at a roof that’s joined to next door?
Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.
Do you work in ME8?
Yes. We carry out roof surveys in ME8, and the service is the same as everywhere else we work.
Is it the same as a RICS Level 2 or Level 3 survey?
No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
How long does a roof survey take?
It usually takes about 1–2 hours for a house, and longer for a large or complex roof. Report times depend on the package.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.
Do you look in the roof space?
If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
