How a roof survey works in Gillingham
Our roof survey gives you a clear picture of your roof’s condition. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe to get in. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. If you’re worried about ridge tiles that have lifted or moved and crumbling chimney pointing or cracked flaunching, we can find out what’s behind it, whatever the roof.
In a place the size of Gillingham, street trees and gardens shed leaves into gutters every autumn, and once a gutter blocks, water spills down the wall. Hidden valley and parapet gutters can overflow into the house itself. Water from one part of a roof often ends up showing somewhere else entirely. Gutters, outlets and downpipes are worth checking once the leaves have fallen.
After the visit, you get a written report with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Gillingham homes and their roofs
The coast is about 2 miles or less from Gillingham, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Restoration House, about 3.3 miles west, is one of the historic houses in the wider area around Gillingham. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
For landlords with property near Gillingham (Kent) station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Shop and office owners around Pentagon Shopping Centre may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies. Living close to Ambley Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

What you can safely check yourself
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Other services in Gillingham
What happens if roof problems are left?
Leaks rarely show up straight away. Damp spreads through insulation and timber before anything shows below. From inside the loft space, we can often spot it sooner. Roofs in a place the size of Gillingham range from new to very old, but none of them improve with neglect. What starts as a cracked flashing or a blocked outlet becomes wet timber and stained ceilings in time.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

For landlords and managing agents
With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or use the contact form with the addresses.
Letting agents can arrange access with tenants, at a time agreed in advance. We survey on weekdays and at weekends, which helps when tenants work during the week.
What we look for on each type of roof
Flat roof coverings
Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.
Chimney stacks
Damp on a chimney breast inside often starts with the stack outside. We check the flashings and mortar for the cause.
What we do, step by step
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Where a building in Gillingham has a manager or access rules, those are sorted out before the day. At home, it is useful to clear a route to the loft and point out any stains or leaks. The written report follows, with photos.
- You tell us the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photos and recommendations.
Before we arrive
- Point out any leaks or damp patches
- Keep pets inside or away from the areas we are looking at
- Leave a clear route to the loft

Advice
Gillingham questions
Is my home in Gillingham listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Do roofs near the sea, like those around Gillingham, take more of a battering?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Do you carry out surveys on Saturdays and Sundays?
Surveys run on weekdays and at weekends. To find a day that suits you, phone 07833 053749 or use the contact form.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. We look at the parts we are given access to.
Do you need to get into the loft?
Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.
Do you carry out asbestos surveys?
No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.
How experienced are you?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.
Practical tips
A few practical points come up again and again on our surveys. They apply to most roofs:
- Leave roof access to professionals
- Gather any paperwork for past roof work
- Hold on to the report for future surveys
- Mention any damp patches when booking
Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. It’s a chance to ask questions about anything in the report.
Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.
