Roof surveys in Oxford

We survey roofs across Oxford for buyers, homeowners, landlords and building managers. Oxford’s mix of very old buildings, large Victorian houses and dense terraced streets means roofs vary a great deal, and many are hard to see from the ground. Our roof survey covers the coverings, ridges, hips, valleys, flashings, chimneys, gutters and the roof space where there is safe access.

If you’re buying, a pre-purchase roof survey gives you a closer look at the roof than a general home survey can. If you have a leak, our roof leak investigation traces where water is getting in, using moisture detection and thermal imaging where they help.

Stone, Victorian brick and terraced streets

Oxford’s historic centre is built largely of stone, with limestone walls and roofs of stone slate, clay tile, slate or lead. Many buildings are listed, and their roofs have complex details: parapets, hidden gutters, lead-lined valleys and tall chimney stacks. Stone slates and old lead need a careful eye, because a small fault high up can let water into old timbers for a long time before anyone notices.

North Oxford is famous for its Victorian suburb of large brick villas, many with steep roofs, gables, turrets and decorative ridges, and several now divided into flats. In Jericho, East Oxford and other inner areas, terraced houses have slate roofs, shared chimneys and rear additions. Further out, interwar housing, post-war estates and newer developments bring concrete tiles and flat-roofed garages, porches and extensions. In villages across west Oxfordshire you’ll also find Cotswold stone slates on older buildings.

Conservation areas, listed buildings and drone checks

Much of Oxford sits within conservation areas, including the central area and the North Oxford Victorian Suburb, and the city has a great many listed buildings. Changes affecting a listed building’s special interest need listed building consent, and re-roofing in a different material in a conservation area may need permission. Check with Oxford City Council before work is planned; our guide to roofs on listed buildings explains more.

A drone can be the safest way to see a tall, steep roof up close. We fly a sub-250g drone as a CAA-registered drone operator (Flyer ID and Operator ID) and check the Drone Safety Map for restrictions around airfields before every flight. Weather on the day decides whether a flight goes ahead.

Older Oxford roofs often have lead flashings, lead-lined valleys and lead gutters. Lead lasts well when it is laid properly, but it can split or creep and is a target for theft, and faults often show up inside as damp near chimneys or along walls. Our guide to lead flashing problems explains the signs.

Shared houses, offices and blocks

Oxford has many shared and let houses, offices, shops and purpose-built blocks of flats. Our landlord roof survey helps landlords, letting agents and managing agents record the condition of a roof and plan maintenance between tenancies.

Commercial buildings and blocks often have flat roofs, and our flat roof survey checks the membrane, upstands, outlets and rooflights. For a heat-loss or moisture question on a flat roof, a thermal roof survey may help, depending on the conditions.

How it works

  1. Get in touch. Call 07833 053749 or email us with the address, the type of roof and what you’re worried about.
  2. Choose a survey. We’ll suggest the Basic, Standard or Premium Survey to suit the roof, with the price including VAT.
  3. The visit. We inspect what can be seen safely: from the ground and vantage points, inside the roof space, and by drone where applicable.
  4. Your report. A written report with photographs and recommendations: within 48 hours for Basic, 24–48 hours for Standard, same day for Premium.
  5. Next steps. Use the report to brief roofers, ask the seller questions or plan maintenance.

Questions from Oxford

Can you survey the roof of a listed building in Oxford?

Yes. We inspect what can be seen safely and report the condition. Any work to a listed building may need listed building consent, so check with the council.

Do you survey stone slate roofs?

Yes. We look for slipped or broken slates, failed fixings, worn mortar and problems at valleys, ridges and flashings, as far as can be seen safely.

Can you fly a drone in Oxford?

Often, yes. We check the Drone Safety Map for restrictions first, and wind or rain can stop a flight on the day.

Do you work for student and HMO landlords?

Yes. Our landlord roof survey records the condition of the roof so work can be planned between tenancies.

Is your survey a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 survey and not a structural engineer’s report.

Do you cover the rest of Oxfordshire?

Yes. We survey roofs across Oxfordshire, including towns and villages around the city.

How much does a roof survey cost?

Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. Larger commercial roofs are quoted.

How long does a survey take?

Usually about 1–2 hours for a house and about 3–4 hours for a commercial roof. Larger or more complex roofs take longer.
