Roof surveys in Thame

About our roof survey in Thame

There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. Typical surveys look at cracked or blistered flat roof coverings and slipped, cracked or missing slates and tiles, across chimney stacks, lead flashings and flat roofs.

In a town like Thame, most homes are houses whose owners look after their own roofs. A slipped tile or blocked gutter costs far less to sort than the damp it causes later. The report sets out what needs attention, prioritised by urgency where relevant. Photographs show you exactly what was seen, even on parts you can’t reach yourself.

After the visit, you get a photo-illustrated written report, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

How the survey changes by roof type

Concrete interlocking tiles

Many post-war houses have concrete interlocking tiles. They last well, but their surface erodes slowly.

Flat roof coverings

Standing water, blisters and splits all point to wear. Upstands and outlets are checked too.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Why get it checked now?

A roof that has had no attention for years can surprise you. Our report gives you a record of how the roof is today, so you can compare it next time. In a family home in Thame, a small roof fault lets water into places you can’t see, like the loft insulation, the top of a wall or the roof timbers. By the time it shows inside, the job has grown.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. Most surveys take roughly 1–2 hours for most homes, depending on how many separate roofs there are. For a home in Thame, the main things we need are a way into the loft, a route to the back garden and somewhere to park. Someone needs to let us in, so tell us who that will be.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Before the survey

  • Leave side gates unlocked
  • Keep pets in another room
  • If you’re buying, let the agent know when we’re coming

Roof surveys in Thame: local notes

Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. The wider area around Thame has a long history of building, with Adwell House about 3.9 miles south. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

For site and facilities teams at buildings such as Barley Hill Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. Take an older house close to Church of St Mary: its roof may have old fixings, lead flashings and chimneys that need a closer look. Landlords with a home close to Haddenham & Thame Parkway station may find that the gap between tenancies is a good time to have the roof looked at.

What affects the cost of roof surveys

Prices vary from roof to roof, for these reasons:

  • Height and safe access
  • Chimneys, valleys, parapets and other details
  • The number of roofs, including extensions and garages
  • Basic, Standard or Premium

Roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Getting in touch

Getting the details right at the start saves time. It is useful to include:

  • The reason for the survey, such as buying, a leak or storm damage
  • The style of property, from a terrace to a block
  • Pictures of the roof from a safe spot, if you have them
  • Your timetable, such as an exchange date

You can call us seven days a week. For a price or to book, ring 07833 053749 or drop us an email.

Thame: your questions answered

Do you carry out roof surveys in Thame?

We do. Every survey there gets the same written report with photos.

Is my home in Thame listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Is a roof survey the same as a structural survey?

No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.

What does a roof survey cost?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

Do you survey roofs on blocks of flats?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

What if it rains on the day?

Light rain doesn’t normally stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.
