Didcot Roof Survey
Wondering about the roof at a property in Didcot? You can book a roof survey in Didcot and across Oxfordshire, with plain-English findings.
- Gaps in the roof where coverings have gone
- Cracked or blistered flat roof coverings
- Worn or blocked valleys
How a roof survey works in Didcot
Roof coverings last a long time, but not for ever. Slate often lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them often give out sooner. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We survey ridges, hips and valleys, clay and concrete tiles and lead flashings, and the problems we are asked to look at most are loose chimney pots and standing water on a flat roof.
Most homes in a town like Didcot are houses, so the roof is normally the owner’s to look after. A slipped tile or blocked gutter costs far less to sort than the damp it causes later. A roof report gives you a list of what needs doing and how soon. The photos let you see the parts of the roof you can’t get to.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

What a roof survey looks like in Didcot
West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
If you let a flat or house near Didcot Parkway station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For an older house near a landmark such as Church of All Saints, its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a building such as Manor Primary School, large buildings have long gutter runs and big roofs that need checking like any other.
Didcot is about 10 miles south of Oxford, in Oxfordshire. From houses to flats and shops in Didcot, the roof can be surveyed on a weekday or at the weekend. Didcot is one of the places in Oxfordshire where we work. For surveys nearby, see our Oxford page.

Before and after the survey
Over many surveys, some simple habits stand out:
- Keep a record of damp patches and dates
- Move stored items away from the loft hatch
- Let us know about any leaks or stains you’ve seen
- Find records of any re-roofing or repairs
Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. You can ask us about anything that is not clear.
Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.
Your questions about roof surveys in Didcot
Is my home in Didcot listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Can a landlord with a rental near Didcot Parkway station book a roof survey?
Yes, landlords and agents are among the people we work for. You can call 07833 053749 or send us an email with the address and what you need, and we’ll talk through which survey suits.
Is this a RICS survey?
No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Do you give a life expectancy for the roof?
We do not put a figure on it, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.
Do you go up on the roof?
When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.
Can you inspect my roof with a drone?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Do you need to get into the loft?
If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch.
Landlord and commercial surveys in Didcot
Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we’ll plan the visit with that in mind.
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.
Why act early in Didcot
Before you put a home on the market, it helps to know the roof’s condition. You will know what a buyer’s survey might pick up, or at least know what to expect. In a family home in Didcot, a small roof fault lets water into places you can’t see, like the loft insulation, the top of a wall or the roof timbers. By the time a stain appears on a ceiling, there is more to put right.
Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

The survey, step by step
We will ask a few questions first, like when any problem began and what work has been done before. Then the inspection itself takes between one and two hours for a house, though large, tall or awkward roofs take more time. For a visit in Didcot, we need access to the loft, any rooms with leaks or stains, and the outside of the building. If there is a side gate or a rear garden, let us know how to reach it. Weekday and weekend visits are available.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
Getting ready for the survey

How we price roof surveys
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- Extensions, dormers and garages with roofs of their own
- How tall the building is and how easy the roof is to see
- The shape of the roof and its details
- Any need for thermal images or a drone flight
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.
Getting in touch
We’ll usually ask about:
- Where any leaks, stains or damp patches show inside
- The address and postcode of the property
- Any photos you have, taken from the ground or a window
- Why you want a survey: buying, a leak, a storm or new work
Not sure which survey you need? It’s easiest to phone 07833 053749 or email us and describe the roof and what’s worrying you. We will talk you through the options and what they cost.
Checking the roof from ground level
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.
It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
