Roof surveys for Culham homes and businesses

About our roof survey in Culham

Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. A flat roof normally wears out sooner than a pitched one, so they deserve a proper look. Felt frequently lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. If you’ve noticed lifted, split or missing lead flashings and slipped, cracked or missing slates and tiles, a survey will tell you what’s going on, on clay and concrete tiles, the roof space and lead flashings alike.

Older buildings in small places like Culham may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Roof surveys around Culham

The wider area around Culham has a long history of building, with Clifton Hampden Manor about 2.4 miles east. If you own one of the older houses, expect a mix of original materials and later repairs on the roof. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

Trees in and around Albert Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. If you live in an older home near Church of St Paul, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Culham questions

Does a conservation area affect roof work in Culham?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will you come out to Culham?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when booking.

What’s covered in a roof inspection?

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

Do you test for asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.

Do you use drones?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

Will the report say how many years my roof has left?

We do not put a figure on it, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photos.

Prices for roof surveys in Culham

Several things affect the price of a survey:

  • Chimneys, valleys, parapets and other details
  • Which survey package you book
  • The number of roofs, including extensions and garages
  • House, block, shop or office

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we’ll tell you which fits.

What we need to know

If you can, have these to hand when you get in touch:

  • The property’s address and postcode
  • Any photos you have, taken from the ground or a window
  • Any deadline, such as an exchange date
  • Where water is showing inside, if it is

We confirm the price for your roof before booking, so you know the cost up front. Prices start from £150, including VAT. For a price for your roof, ring 07833 053749 or drop us an email.

The survey, step by step

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. The survey normally takes about 1–2 hours for most houses, and about three to four hours for a commercial roof. In a small place like Culham, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. We look at the roof from every safe viewpoint outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before we arrive

  • Unlock side gates and any roof access doors
  • Gather any invoices or paperwork from past roof work
  • Keep pets out of the way during the survey

How to book

Do you need a roof survey in Culham?

Slates and tiles frequently outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, battens and pegs can rot.

A survey can pick up problems such as:

  • Loose chimney pots
  • Valley linings that have cracked or split
  • Cracked or blistered flat roof coverings
  • Loose ridge or hip tiles

For site and facilities teams at buildings such as Culham Parochial Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Choosing a roof surveyor

  • What’s outside the scope of the survey
  • Are they insured for the work?
  • Their drone registration, if they fly one
  • Whether the price includes VAT

What a roof survey includes

Tips from our surveys

Small things make a difference. Our tips:

  • Clear the loft hatch area before we arrive
  • Let us know about past leaks
  • Do not climb onto the roof yourself
  • Mention any flat roofs as well as the main roof

The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year.

Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Each report gives a record to compare against.

Why get it checked now?

Leaving it means relying on what you can see from ground level. That can lead to the wrong work being done, or miss the fault that matters. A survey tells you what actually needs attention. Older cottages and farmhouses around Culham can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

All our prices include VAT. Roof survey starts from £150, including VAT. We confirm the price for your roof before booking.
