Need a roof survey in Oxfordshire?

Roof survey in Oxfordshire: how it works

Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and where it is relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Reports are sent by email. We survey the roof space, lead flashings and chimney stacks, and people most often book us about torn or sagging underlay and leaning or weathered chimney stacks.

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from every safe vantage point outside.
  4. Inside, we check the loft space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Roof surveys across Oxfordshire: local notes

Across Oxfordshire, from Oxford, Banbury and Didcot outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. The usual weak points are fixings, flashings, chimneys and gutters.

Our area covers London and South East England, including Oxfordshire. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates.

Oxford: Living close to South Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. For landlords with property near Oxford station, a dated record of the roof is useful when planning maintenance across a let.

Different roofs, different checks

Natural slate

From the loft, we look at the underside of a slate roof. There may be old felt underlay, or none at all on very old roofs, and we note its condition.

Clay plain and peg tiles

Where tiles hang on walls or dormers, we check them too. Loose or missing tiles there let rain into the wall.

What affects the cost of roof surveys

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • The height of the building and how the roof can safely be seen
  • The package you choose: Basic, Standard or Premium
  • How many separate roofs there are, such as extensions, dormers and garages
  • House, block, shop or office

Roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Helping us price your survey

Before you get in touch, it helps to have:

  • Any stains, drips or damp patches you’ve seen indoors
  • Where the property is, with the postcode
  • Why you want a survey: buying, a leak, a storm or new work
  • The style of property, from a terrace to a block

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or use the contact form.

What happens if roof problems are left?

It’s easier to plan roof work than to react to it. With a report, you can tackle the urgent jobs first and plan the rest, rather than waiting for something to fail.

Questions to ask before booking

  • Whether VAT is in the quoted price
  • Whether they hold professional indemnity and public liability insurance
  • Whether any drone flown is registered with the CAA
  • Is there a chance to talk the report through?

Practical tips

Nothing here needs a ladder. A few suggestions:

  • Gather any paperwork for past roof work
  • File the report with your home documents
  • Leave roof access to professionals
  • Photograph stains when they appear

If you need work done, the report gives roofers a clear brief. They’ll see each defect and its location, so their quotes cover the same ground.

Every so often, look in the roof space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Photograph anything new.

What this survey cannot tell you

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • Structural calculations (that is a structural engineer’s job)
  • Faults hidden behind ceilings or boarding
  • The condition of the rest of the building (that is a RICS home survey)

Oxfordshire: your questions answered

Do you use drones?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

How soon is the report ready?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.

Do you look in the loft space?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Do you inspect the roof from on top?

When the roof and the conditions make it safe, yes. We also use views from ground level, windows and the loft space, and Premium includes a drone where it applies.

What if it rains on the day?

It can, depending on the survey. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we will talk to you about another date.

How long will you be at the property?

On site, it normally takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Report times depend on the package.

Do you give a life expectancy for the roof?

We don’t put a figure on it, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.
