Roof surveys in Ashampstead

About our roof survey in Ashampstead

Everything we check, we check safely: from ground level, from windows, from the roof space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where it applies, which helps with tall or steep roofs. You don’t need to do anything except give us access. Each defect we find is photographed and explained. Typical surveys look at lifted, split or missing lead flashings and debris building up in roof valleys, across chimney stacks, lead flashings and ridges, hips and valleys.

Older buildings in small places like Ashampstead may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

Why get it checked now?

By the time water marks a ceiling, it’s frequently been getting in for a while. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft. In a small place like Ashampstead, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What’s under the slates, tiles or felt
  • Walls, floors and services below the roof
  • A structural engineer’s report

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. What our survey covers.

What this survey covers

  • Chimney stacks
  • Natural slate
  • Clay and concrete tiles
  • The roof space
  • Lead flashings
  • Flat roofs
  • Ridges, hips and valleys

What happens on the day

Every roof is different; as a rough guide, the survey takes roughly 1–2 hours at a typical home, and about three to four hours for a commercial roof. If you have questions on the day, just ask. Older roofs in small places like Ashampstead can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a written report with photographs and recommendations.

Preparing for the visit

  • Make a note of anything you’d like us to look at
  • Gather any invoices or paperwork from past roof work
  • Show us where any leaks or stains appear

Arrange a survey

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.

Advice

Questions from Ashampstead

I let a flat near Goring & Streatley station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or send us an email with the details, and we’ll talk through which survey suits.

Does a conservation area affect roof work in Ashampstead?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can you tell me how long my roof will last?

We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.

How long does the visit take?

Allow roughly 1–2 hours for most homes, depending on how many separate roofs there are. We will give you an idea of timing when booking.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

How much is a survey?

Roof survey starts from £150, including VAT. We confirm the price for your roof before you book, based on the roof’s size, access and package. For a price, phone 07833 053749 or email us.

How soon is the report ready?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.

Different roofs, different checks

Natural slate

Many Victorian and Edwardian houses have slate roofs. Widespread slipping usually points to corroded nails, which we describe in the report.

Concrete interlocking tiles

Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but their surfaces weather over the years.

What we’re asked to look at in Ashampstead

Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack away from the wall. Missing lead is not unusual either, as thieves target it.

We’re frequently asked to look at:

  • Slipped, cracked or missing slates and tiles
  • Gutters that overflow in heavy rain
  • Crumbling chimney pointing or cracked flaunching
  • Standing water on a flat roof

With Basildon Park about 2.9 miles east, the area around Ashampstead has a long history. If you own one of the older houses, the roof may have been repaired many times, and the survey records how each part is holding up.

What to check before booking

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether VAT is in the quoted price
  • Whether the roof space is looked at, where there is one
  • Which parts of the roof they’ll actually see

What a roof survey includes

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Roof surveys around Ashampstead

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

The streets around a church like Church of St Clement are frequently among the oldest in a place, and if you own one of the older houses nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. Landlords with a home close to Goring & Streatley station may find that the gap between tenancies is a good time to have the roof looked at.
