Roof survey in Stubbles, Oxfordshire
We take a careful look at the roof at your property in Stubbles, with photos and a written report.
- Flashings that have come away from the wall
- Gutters that overflow in heavy rain
- Leaning or weathered chimney stacks
Before and after the survey
From years of surveys, a few habits stand out as worth the effort:
- Keep a record of damp patches and dates
- File the report with your home documents
- Include dormers, porches and garages when you book
- Watch for slipped slates after bad weather
Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. You can ask us about anything that is not clear.
After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.
Roof survey in Stubbles: what you get
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. The Basic Survey gives a visual inspection, photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. We are frequently asked to look into loose ridge or hip tiles and lifted, split or missing lead flashings, on the roof space, natural slate and ridges, hips and valleys.
Older buildings in small places like Stubbles may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
Findings are set out part by part, from the coverings down to the gutters. You will see the good as well as the bad.

What happens if roof problems are left?
Roof faults rarely stay the same size. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Catching it early means less to put right. Outbuildings and barns around Stubbles are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

For landlords and managing agents
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.
Letting agents frequently book on a landlord’s behalf. We agree a time with the tenant beforehand.
Local roofs in Stubbles
If your survey includes the drone, the flight is checked against the Drone Safety Map first. Historic houses such as Basildon Park, about 2.5 miles north-east, show how far back building in the area around Stubbles goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
If you let a flat or house near Goring & Streatley station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

DIY checks: what’s safe
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Stubbles questions
Can a landlord with a rental near Goring & Streatley station book a roof survey?
Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or drop us an email with the address and what you need, and we will talk through which survey suits.
Is Stubbles within the area you cover?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.
Do you give a life expectancy for the roof?
We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.
How long does the visit take?
On site, it normally takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Do you use drones?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Can you survey a shared roof?
Yes, as long as access is agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
How it works
On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen. Most surveys take roughly 1–2 hours for most homes, depending on how many separate roofs there are. Older rural homes like those around Stubbles can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.

Common roof problems in Stubbles
Some damage starts inside the loft space. Poor ventilation lets condensation build up in the loft, wetting timbers and insulation. It can look like a leak.
These are some of the problems a survey can pick up:
- Slates or tiles that have slipped or broken
- Blocked, sagging or leaking gutters
- Ridge tiles that have lifted or moved
- Torn or sagging underlay
For an older house near a landmark such as Church of St Clement, old fixings, lead flashings and tall chimneys are typical of older roofs.
