The survey
We inspect what can be seen safely: from the ground, vantage points, the loft, the roof where it’s safe, and by drone where applicable.
Your report

Questions answered
The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.
What the report covers
- Slates, tiles and other roof coverings
- Ridges, hips and valleys
- Flashings and chimneys
- Gutters, downpipes, fascias and soffits
- Flat roof membranes and details
- The roof space, where there’s safe access
- Signs of leaks, condensation and poor ventilation
Each report includes photographs and written recommendations, prioritised by urgency where relevant.
What it doesn’t cover
- It isn’t a RICS Level 2 or Level 3 survey of the whole building.
- It isn’t a structural engineer’s report.
- It isn’t an asbestos survey. We flag materials that could contain asbestos and recommend a specialist.
- We can’t see under coverings or inside walls without opening them up.

Case studies
Two recent surveys and what they found.
Victorian terrace, Islington
A pre-purchase survey with thermal imaging found slipped slates, chimney flashing problems and blocked gutters. About £8,500 of repairs were identified, which the buyer negotiated with the seller.
Read the case study →Five-storey office building, Camden
A flat roof survey found membrane failure, drainage problems and deflection. The survey saved the client about £15,000.
Read the case study →Drone roof inspections
Tall, steep, large or fragile roofs are hard to see properly from the ground. We fly a sub-250g drone to take close-up photos where applicable, and we’re a CAA-registered drone operator (Flyer ID and Operator ID).
Before every flight we check the airspace, including the flight restriction zones around airports such as Heathrow, Gatwick and London City and the restricted areas in central London. Strong wind or heavy rain means the drone stays on the ground. Drone roof surveys.
Thermal imaging
A thermal camera shows differences in surface temperature that can point to trapped moisture, missing insulation or heat loss. It doesn’t show water itself, so we check what it shows with moisture readings before drawing conclusions.
It works best on a dry roof, with little wind, after a sunny day. Thermal imaging is part of the Premium Survey. Thermal roof surveys.
Areas we cover
We survey roofs across London and the South East, in every one of these areas.
Frequently asked questions
How much does a roof survey cost?
Our packages start from £150 for a Basic Survey, £250 for a Standard Survey and £400 for a Premium Survey, all including VAT. Electronic leak detection and larger commercial roofs are quoted for your roof. See prices.
How long does a roof survey take?
Usually about 1–2 hours on site for a house and about 3–4 hours for a commercial roof. Larger or more complex roofs take longer.
When will I get the report?
It depends on the package: the Basic Survey report comes within 48 hours, the Standard Survey report in 24–48 hours, and the Premium Survey report the same day.
When should I book a roof survey when buying a house?
After your offer is accepted and before you exchange contracts, so there’s time to ask questions about anything the report finds.
Which days do you carry out surveys?
We carry out surveys on weekdays, Saturdays and Sundays. Our phone lines are open Monday to Friday 7:30am–9:30pm, Saturday 7:30am–7pm and Sunday 9am–5pm.
Is your drone legal to fly?
Yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID) and we fly a sub-250g drone, keeping it in sight and within the Drone Code.
