How a roof survey works in Wokingham
Roofs vary a lot across London and South East England. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, while many post-war homes have concrete interlocking tiles. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. We survey ridges, hips and valleys, clay and concrete tiles and chimney stacks, and common reasons people get in touch are crumbling chimney pointing or cracked flaunching and ridge tiles that have lifted or moved.
Once we have finished looking, we write up our findings as a written report with photos, emailed to you. On timing, most surveys take between one and two hours for most homes, depending on how many separate roofs there are.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.

Homes and roofs across Wokingham
In Wokingham, our roof surveys work takes in owners, landlords and managing agents, from Reading, Woodley and Earley to the quieter places in between. Every report comes with photos and written recommendations.
Several airports in London and the South East have flight restriction zones around them, so every drone flight in Wokingham is checked against the Drone Safety Map first. Where permission is needed, the flight waits for it.
Reading: For landlords with property near Reading West station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you run a business near The Oracle, a roof report helps plan work around trading rather than after a leak.
Why roofs fail
The coverings are rarely the first thing to fail. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot, letting tiles move.
Most people get in touch after spotting one of these:
- Condensation or damp timbers in the loft
- Flashings that have come away from the wall
- Gutters that overflow in heavy rain
- Loose ridge or hip tiles

What you can safely check yourself
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Different roofs, different checks
Lead flashings and valleys
Most leaks begin at a joint rather than the middle of a slope. That is why we look at them closely.
Clay plain and peg tiles
Tile-hanging on walls and dormer cheeks is checked as part of the roof where it’s relevant. Gaps in tile-hanging let water reach the wall behind.
Tips that help
There’s plenty you can do without going near the roof. Here’s what helps most:
- Include dormers, porches and garages when you book
- Check the roof from the ground after storms
- Gather any paperwork for past roof work
- Photograph stains when they appear
Any roofer you ask to quote can work from the report. They’ll see each defect and its location, so their quotes cover the same ground.
Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.
Wokingham: your questions answered
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. Roofs over flats are frequently shared, so we need permission from whoever owns or manages the building. We can only inspect what we are given access to.
Will you check the loft?
If there is a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.
Do you give a life expectancy for the roof?
We do not put a figure on it, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.
How long will you be at the property?
The visit typically takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We’ll give you an idea of timing as you book.
Does a roof survey replace a structural engineer?
No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It isn’t a structural engineer’s report and does not include calculations.
Do you test for asbestos?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.
