How a roof survey works in Gardeners Green
Good roofs last decades, but their parts wear at different rates. Slate often lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay often fail first. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. If you are worried about standing water on a flat roof and leaning or weathered chimney stacks, we can find out what’s behind it, on clay and concrete tiles, ridges, hips and valleys and the roof space alike.
Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Can I check my roof myself?
What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Do you need a roof survey in Gardeners Green?
What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.
We are frequently asked to look at:
- Standing water on a flat roof
- Worn lead at chimneys and abutments
- Gaps in the roof where coverings have gone
- Loose ridge or hip tiles
For an older house near a landmark such as St Sebastian's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What a roof survey does not cover
Before booking, it’s worth knowing what a survey won’t do:
- Whether the roof structure meets design loads
- What’s under the slates, tiles or felt
- Asbestos testing of any kind

Why it is worth a survey now in Gardeners Green
Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. A survey checks them while they’re still dry. For an older or listed building in a place like Gardeners Green, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
Every price we give includes VAT. Our price is from £150, including VAT. We confirm the price for your roof before booking.

Gardeners Green: your questions answered
Does a conservation area affect roof work in Gardeners Green?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Is Gardeners Green within the area you cover?
Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you go up on the roof?
Where it is safe, yes. Much of the survey is done from ground level, upper windows and the loft space. The Premium Survey adds a drone where applicable.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Can you survey a shared roof?
Yes, once whoever controls the roof agrees access. We look at the parts we are given access to, and the report makes that clear.
Do you use drones?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
How long does the visit take?
On site, it typically takes roughly 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
What happens on the day
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take an hour or two for most houses, though large, tall or awkward roofs take more time. Somewhere like Gardeners Green needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.

Tips from our surveys
Most of what helps is simple and safe from the ground. A few suggestions:
- Move stored items away from the loft hatch
- Stay off ladders and the roof
- Keep a record of damp patches and dates
- Hold on to the report for future surveys
If you need work done, the report gives roofers a clear brief. They’ll see each defect and its location, which makes quotes easier to compare.
Every so often, look in the roof space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.
What a roof survey looks like in Gardeners Green
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
For businesses in and around places such as The Lexicon, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. For site and facilities teams at buildings such as Saint Sebastians Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.
