How a roof survey works in Langley Common

Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. The Basic Survey gives a visual inspection, photos and written recommendations. The higher packages add more checks, like moisture detection, a structural check, thermal imaging and a drone where applicable. Each one comes with a written report. We survey clay and concrete tiles, chimney stacks and lead flashings, and common reasons people get in touch are debris building up in roof valleys and slates or tiles that have slipped or broken.

Some older homes in villages like Langley Common are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Langley Common homes and their roofs

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

Take an older house close to St Eligius: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Anyone responsible for a site like The Coombes Church of England Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Why it’s worth a survey now in Langley Common

Leaving it means relying on what you can see from the ground. That can lead to the wrong work being done, or miss the fault that matters. We tell you what’s really needed. In a small place like Langley Common, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

To find out what your survey will cost, call 07833 053749 or drop us an email and tell us about the roof. The price is agreed before a date is set.

Landlord and commercial surveys in Langley Common

If the property is let, the agent or a tenant can let us in. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.

How it works

Every roof is different; as a rough guide, the survey takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. You are welcome to ask questions while we are there. For a village or hamlet like Langley Common, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. You let us know about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a written report with photographs and recommendations.

Before the survey

  • Point out any leaks or damp patches
  • If the roof is shared, arrange access with whoever manages the building
  • Keep pets out of the way during the survey

Langley Common questions

Is Langley Common within the area you cover?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

I let a flat near Wokingham station. Can you check the roof?

Yes, rented property is part of what we cover. Just call 07833 053749 or use the contact form and tell us about the building, including who will give access on the day.

Can you look at a roof that’s joined to next door?

Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are looked at from your side.

Do you inspect the roof from on top?

Only when it’s safe. Many roofs can be seen well from windows, vantage points and the loft.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.

What’s the best way to book?

The quickest way is to phone 07833 053749 or use the contact form. Give us the address and some details about the roof, and we will take it from there. We survey on weekdays and at weekends.

Do you need a roof survey in Langley Common?

The underlay under the coverings matters too. Breathable membranes only appeared in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.

Typical things we are asked to look at include:

  • Debris building up in roof valleys
  • Cracked or blistered flat roof coverings
  • Loose chimney pots
  • Loose ridge or hip tiles

Homes near green spaces like Shepperlands Farm Nature Reserve can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

What to check before booking

  • Whether the inside of the roof is included
  • Whether VAT is added on top
  • Which parts of the roof they’ll actually see
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What’s in a roof survey

How the survey changes by roof type

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles, particularly at the verges and ridge.

Chimney stacks

Damp on a chimney breast inside frequently starts with the stack outside. We check the flashings and mortar for the cause.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
