Roof survey in Winnersh
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, including VAT. The Basic Survey gives a visual inspection, photographs and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. Common reasons to book are ponding, splits or blisters on flat roofs and crumbling chimney pointing or cracked flaunching, on ridges, hips and valleys, clay and concrete tiles and chimney stacks.
Houses in smaller places like Winnersh can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A careful look shows whether anything has started to loosen before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.
What you get is a clear record of the roof on the day we saw it. It is useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

Your questions about roof surveys in Winnersh
Will you come out to Winnersh?
Yes, Winnersh is on our map. Villages and rural addresses get the same survey as a town house.
Can a landlord with a rental near Winnersh station book a roof survey?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
Will the report say how many years my roof has left?
Not as a figure. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.
Do you test for asbestos?
No. Asbestos testing isn’t part of our service. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Does the weather affect the survey?
Light rain does not usually stop a survey. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions are not right we’ll arrange another day with you.
How do I book a survey in Winnersh?
It’s easiest to phone 07833 053749 or use the contact form. Give us the address and some details about the roof, and we’ll recommend the right survey. Surveys run on any day of the week.
How many surveys have you done?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.
Roof surveys in Winnersh: local notes
Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
The streets around a church like St Mary the Virgin are often among the oldest in a place, and if your house is among the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you live near a park like Maiden Erlegh Local Nature Reserve, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. Take a building like The Forest School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

- The package you choose: Basic, Standard or Premium
- Roof area
- The shape of the roof and its details
Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

How it works
The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It usually takes roughly 1–2 hours for most houses, with bigger or more complicated roofs taking longer. A visit to Winnersh is planned like any other: the time, the access and where to park are agreed ahead of time. Weekday and weekend visits are both possible. Let us know about any garages, outbuildings or extensions you want included.
- You tell us the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photos and recommendations.
Before the survey
- For a flat or shared roof, check access with the freeholder or managing agent
- Note where any stains or damp appear
- Have any questions written down, so nothing gets missed
Book a survey
A quick phone call is normally the easiest start: phone 07833 053749 or send us an email and we’ll ask a few questions about the roof. You’ll have a price before anything is arranged.

Practical tips
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Move stored items away from the loft hatch
- Check the roof from the ground after storms
- File the report with your home documents
- Take photos of any leaks as they happen
The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year, and whether work has done its job.
Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Compare each report with the last.
DIY checks: what’s safe
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

What this survey can’t tell you
It helps to know what a survey won’t do before you book:
- Defects hidden under coverings or inside walls without opening up
- A structural engineer’s report
- A full building survey of the property
