Survey scope
What our roof survey covers
What we look at, how we look at it, and what a roof survey can’t tell you.
What we inspect
- Roof coverings: slates, clay and concrete tiles and other coverings, looking for slipped, cracked or missing pieces
- Ridges, hips and valleys: loose or cracked ridge and hip pieces, worn mortar, and valley linings
- Flashings: lead and other flashings where the roof meets walls, chimneys, dormers and abutments
- Chimneys: the stack, pots, flaunching, pointing, flashings and any lean
- Gutters and rainwater goods: gutters, parapet and box gutters, outlets, downpipes, fascias and soffits
- Flat roofs: the membrane, upstands, edges, outlets, ponding, blistering and splits
- The roof space: timbers, underlay, insulation and daylight through the covering, where there’s safe access
- Signs of trouble: evidence of leaks, condensation and poor ventilation
How we inspect
- From the ground, with a clear view of each roof slope we can see
- From windows and other vantage points
- From inside the roof space, where there’s safe access
- From the roof itself, where it’s safe
- By drone, where applicable: we fly a sub-250g drone as a CAA-registered drone operator (Flyer ID and Operator ID)
- With a moisture meter in the Standard Survey
- With thermal imaging in the Premium Survey
The report is written, with photographs, explains the condition of the roof and any defects, and gives written recommendations, prioritised by urgency where relevant. It’s emailed to you. Compare the packages on our prices page.
What our survey is not
- Not a RICS Level 2 or Level 3 survey. Those cover the whole building. Our survey looks closely at the roof and complements them.
- Not a structural engineer’s report. We don’t provide structural calculations. If we see signs that need an engineer, we’ll say so.
- Not an asbestos survey. We don’t test for asbestos. We flag materials that could contain it, such as cement sheet roofs and soffits on buildings from before 2000, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
- It can’t see hidden parts. We can’t see under coverings, inside walls or behind finishes without opening them up.
- Not a promise the roof won’t leak. The report records the condition on the day we inspect.
- Not your insurer’s decision. A storm damage report gives you evidence; your insurer decides any claim on its own policy wording.
