Independent Roof Survey · London and the South East
Landlord roof survey
Roof condition reports for landlords, letting agents, managing agents and residents’ management companies.
- Leaks reported by tenants
- Roofs with no maintenance record
- Shared roofs with unclear condition
What our landlord roof survey involves
If you manage rented homes or a block of flats, you need to know the condition of the roofs before tenants report leaks. Our landlord roof survey gives you a written report with photographs on each roof: its condition, the defects we found and how urgent they are. It works for single rented houses, converted houses with shared roofs and blocks of flats. Letting agents, managing agents and residents’ management companies use the reports to plan maintenance, agree the facts with leaseholders and brief roofers on the same list of defects.
We survey roofs across London and the South East, with more than 5,000 surveys completed and over 20 years’ experience. We hold professional indemnity and public liability insurance.
Problems we look for
- Leaks reported by tenants
- Roofs with no maintenance record
- Shared roofs with unclear condition
- Repairs that keep coming back
- Work to plan across several properties
Roofs and parts we survey
- Rented houses
- Blocks of flats
- Converted houses
- Shared roofs
- Flat roofs on blocks
- Gutters and downpipes

How it works
- You send us the addresses, the type of each property and any known problems.
- We arrange access with you, your agent or the tenants; surveys run on weekdays, Saturdays and Sundays.
- We inspect each roof from the ground, windows, the roof space and by drone where applicable.
- We record defects with photographs and prioritise them by urgency.
- You get a report for each property, ready to plan maintenance.
Planning maintenance
A report on each roof lets you spread work over time, deal with the urgent items first and keep a record for each building. Many landlords and managing agents use them as a starting point for a rolling maintenance plan.
Shared roofs and leaseholds
In converted houses and blocks, who pays for roof work usually depends on the lease. An independent report gives everyone the same facts to work from.

Why it’s worth doing now
A roof leak in a rented home or a block means unhappy tenants, damaged flats and urgent call-outs at the worst time. Knowing the condition of each roof lets you plan work, budget for it and deal with problems before tenants report them.
What our survey covers and doesn’t
We inspect what can be seen safely: from the ground, from windows and vantage points, from inside the roof space where there is safe access, from the roof where it is safe, and by drone where applicable. Our survey is not a RICS Level 2 or Level 3 building survey, not a structural engineer’s report and not an asbestos survey, and we can’t see under coverings or inside walls without opening them up. Where a roof may contain asbestos, such as cement sheets or soffits on buildings from before 2000, we flag it so a specialist asbestos surveyor can check before it is disturbed.
What affects the price
- The size and height of the roof
- How many roofs there are, including extensions, dormers and garages
- How complex the roof is: valleys, parapets, chimneys and different levels
- Access to the roof space and the roof
- The package you choose: Basic, Standard or Premium
- Whether drone inspection or thermal imaging is needed
- For commercial roofs and blocks, the size of the roof and the number of buildings
What to check before booking a roof surveyor
- What the report includes, and when you’ll get it
- Whether photographs are included
- How the roof will be inspected: from the ground, the loft, the roof or by drone
- Professional indemnity and public liability insurance
- For drone work, a CAA Flyer ID and Operator ID
- What the survey doesn’t cover
- The price, including VAT
After the survey

Landlord roof survey: common questions
Can you survey several properties?
Yes. Send us the list of addresses and we’ll arrange the visits and give you a price for the whole set.
Can you arrange access with my tenants?
Yes. We can work with you, your agent or the tenants directly to agree a time.
Do you survey blocks of flats?
Yes. We survey roofs on blocks of flats for managing agents and residents’ management companies.
Who pays for roof repairs in a block?
It usually depends on the lease. Our report sets out the condition of the roof so everyone is working from the same facts.
Is this a RICS survey?
No. Our roof survey is a specialist inspection of the roof only. It isn’t a RICS Level 2 or Level 3 home survey of the whole building, and it isn’t a structural engineer’s report. Many buyers book it alongside a RICS survey when the roof needs a closer look.
Are you insured?
Yes. We hold professional indemnity and public liability insurance.
When do you carry out surveys?
Surveys are carried out on weekdays, Saturdays and Sundays. Our phone lines are open Monday to Friday 7:30am–9:30pm, Saturday 7:30am–7pm and Sunday 9am–5pm.
