Landlord roof surveys for homes and businesses in Milton Keynes

A landlord roof survey shows you the state of a roof, written up so you can plan. Landlords, letting agents, managing agents and freeholders all use it along with RTM and residents’ management companies. The report covers defects, photos and recommendations, prioritised by urgency where relevant. The survey covers the roof, not the whole building. If you’ve noticed leaking joints at party walls and ponding or splits on flat roofs, a survey will tell you what’s going on.

Milton Keynes is big enough to have roofs from every era, with slate on older terraces, tiles on later houses and flat roofs on extensions, flats and shops. Each fails in its own way: slipped slates, cracked tiles, worn ridges, loose flashings, tired chimney stacks or blocked gutters. The roof type shapes what gets checked.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Practical tips

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Check the roof space can be accessed
  • Give tenants a simple way to report leaks
  • Deal with urgent items first
  • Ask your managing agent about lease terms

Questions about the findings are welcome. The Standard Survey includes a follow-up consultation, and Premium includes an in-person consultation.

Ask tenants and residents to report damp, stains or drips promptly. The sooner you know, the smaller the problem usually is.

What happens on the day

We work from the outside in: outside views come first, then the roof space if there is safe access. All told, expect about one to two hours for most houses, and about three to four hours for a commercial roof. Town-centre streets in Milton Keynes can mean pay-and-display or permit parking, so a word about where to park saves time. We will want to see the loft, if there is one, and any ceiling or wall showing damp. Outside, we work round the building to find the safe viewpoints.

  1. First, we confirm the scope and the purpose of the report.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

How to prepare

  • Move anything stored under the loft hatch
  • Find any records of previous roof work
  • Buyers: confirm access with the estate agent or seller

Book a survey

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or send us an email when you’re ready.

Checking the roof from ground level

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

Different roofs, different checks

Flat roofs on blocks and rear additions

Felt flat roofs often last around 15–20 years, so their age matters.

Shared chimney stacks

Chimney stacks are frequently shared between houses or flats. Pots, flaunching, pointing and flashings are looked at from safe vantage points.

Landlord roof surveys around Milton Keynes

Linford Manor, about 2.5 miles north, is one of the historic houses in the wider area around Milton Keynes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Take an older house close to Church of Christ the Cornerstone: its roof may have old fixings, lead flashings and chimneys that need a closer look. If you let a flat or house near Milton Keynes Central station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Milton Keynes: your questions answered

Are flat-roofed garages and porches in Milton Keynes worth including?

Typically, yes: tell us about it as you book so the visit can include it. Many homes in new towns like Milton Keynes have flat-roofed garages and porches, and felt roofs often last around 15–20 years.

Does a conservation area affect roof work in Milton Keynes?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Does someone need to be in?

Not always. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

How experienced are you?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

Do you survey roofs shared between flats?

Yes. We survey what we can access and see safely. The report records what couldn’t be seen as well as what could.

Is this survey just for landlords?

It suits anyone responsible for a let or shared roof: landlords, agents, freeholders and residents’ management companies.

What we’re asked to look at in Milton Keynes

Many blocks and converted houses have several roof types. They all age at different rates, and flat roofs over rear additions frequently need attention sooner.

People typically book a survey after spotting something like this:

  • Blocked gutters over flats
  • Damaged pots and flaunching
  • Leaking joints at party walls
  • Ceiling stains reported by tenants

Take a building like Summerfield School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Questions to ask before you book

  • Is VAT included in the price?
  • Will the report include photos?
  • Which parts of the roof they’ll actually see
  • How long they’ve been surveying roofs
