Roof surveys across Milton Keynes: what to expect
Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages often have flat roofs. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. Flat roofs often need attention long before the main roof, so they deserve a careful look. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We’re frequently asked to look into leaning or weathered chimney stacks and ponding, splits or blisters on flat roofs, on flat roofs, natural slate and clay and concrete tiles.
Every roof is different; as a rough guide, the survey takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. You are welcome to ask questions while we are there.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.

Homes and roofs across Milton Keynes
Homes across Milton Keynes range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Sooner or later, every roof needs its gutters, flashings and coverings checked, wherever they are in Milton Keynes.
London and South East England mix slate and clay tile roofs on older homes with concrete tiles on many later ones. That variety shapes every survey in Milton Keynes.
Milton Keynes: If you look after a building such as Summerfield School, a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to Milton Keynes Central station may find that the gap between tenancies is a good time to have the roof looked at.
What we are asked to look at in Milton Keynes
Every roof takes years of rain, wind, sun and frost. Strong gusts work at anything that is not firmly fixed, while rain gets into every gap. What starts as one slipped slate can become a leak.
Typical things we are asked to look at include:
- Torn or sagging underlay
- Ponding, splits or blisters on flat roofs
- Leaning or weathered chimney stacks
- Valley linings that have cracked or split
Should I look at the roof myself first?
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
What a survey doesn’t cover
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Whether the roof structure meets design loads
- The condition of the rest of the building (that is a RICS home survey)
- Defects hidden under coverings or inside walls without opening up
Leave it or get it looked at?
By the time water marks a ceiling, it is often been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft.
Questions to ask before you book
- Whether VAT is added on top
- Which parts of the roof they’ll actually see
- How much experience they have with roofs like yours
- What they will not be able to tell you
Landlords, agents and block managers in Milton Keynes
If the property is let, the agent or a tenant can let us in. Surveys run on any day of the week, which helps when tenants work during the week.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
Questions from Milton Keynes
Does a roof survey replace a structural engineer?
No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.
Will the report say how many years my roof has left?
Not as an exact number, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.
Can you inspect a terraced or semi-detached roof?
Yes, we can. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.
What does a roof survey include?
Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.
How experienced are you?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.
Do I need to be at home?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
