Roof surveys in Woburn Sands

Roof survey in Woburn Sands: what you get

A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the roof space where there’s safe access. The report sets out what we found, with photos and recommendations. Where it is relevant, the recommendations are prioritised by urgency. We survey clay and concrete tiles, ridges, hips and valleys and flat roofs, and common reasons people get in touch are crumbling chimney pointing or cracked flaunching and cracked or blistered flat roof coverings.

Houses in smaller places like Woburn Sands can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose. Once one ridge tile or slate moves, wind gets under the next one too.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what is not.

What a survey costs

To price your survey, we look at:

  • House, block, shop or office
  • The use of thermal imaging or a drone
  • How big the roof is
  • Chimneys, valleys, parapets and other details

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.

Helping us price your survey

Getting the details right at the start saves time. Please include:

  • Your postcode, so we can check access and travel
  • What’s prompted the survey
  • The type of building and roof, such as pitched or flat
  • Any photos you have, taken from the ground or a window

We survey roofs on weekdays, Saturdays and Sundays. To arrange a day that suits you, call 07833 053749 or use the contact form.

Different roofs, different checks

Concrete interlocking tiles

Mortar at ridges and verges often cracks on tiled roofs. Loose ridges and gaps in the mortar are recorded.

Flat roof coverings

A felt roof frequently lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check how the covering is wearing.

What we do, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit usually takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Parking around Woburn Sands is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.

  1. You let us know about the property and any concerns.
  2. A visit is booked for a weekday or a weekend.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Preparing for the visit

  • If you are buying, let the agent know when we’re coming
  • Let us know about any leaks, stains or damp patches you know of
  • Have any questions written down, so nothing gets missed

Your questions about roof surveys in Woburn Sands

Is Woburn Sands within the area you cover?

Yes. Woburn Sands is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Do you survey roofs for landlords with property near Woburn Sands station?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or use the contact form with the details, and we’ll talk through which survey suits.

Do you use drones?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Can you check whether my roof contains asbestos?

No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.

How long will you be at the property?

Allow an hour or two for most homes, depending on how many separate roofs there are. We’ll give you an idea of timing when booking.

Can you look at a roof that’s joined to next door?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are checked from your side.

Is a roof survey the same as a structural survey?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It does not include structural calculations, which need an engineer.

What a roof survey looks like in Woburn Sands

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

Historic houses such as Woburn Abbey, about 3.3 miles south-east, show how far back building around Woburn Sands goes. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is. If yours is one of the older homes in the streets near Church of Saint Michael, its roof may have old fixings, lead flashings and chimneys that need a closer look. Landlords with a home close to Woburn Sands station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Why act early in Woburn Sands

Hidden gutters and valleys can fail without warning. When they do, water comes straight into the house. A survey checks them while they’re still dry. Homes in smaller places like Woburn Sands can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more, and water follows.
