Roof leak investigation in Woburn Sands

We investigate roof leaks in Woburn Sands and across London and the South East. Surveys are carried out on weekdays and at weekends. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. The findings come in a written report with photos. If it is leaking right now, contain the water and keep it clear of electrics, and then call 07833 053749 or email us. If you’ve noticed drips in the loft during heavy rain and leaks at a dormer or roof window, we can find out what’s behind it, whatever the roof.

Around Woburn Sands, chimneys on older homes are a common source of leaks, through worn flaunching, failed pointing or lifted flashings. Damp in a chimney breast can have more than one cause, so it isn’t always obvious where it starts. It’s worth looking at the stack from outside and at the timbers beside it in the loft.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How it works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours, more where the leak is intermittent or the roof is large. Some parts of a survey depend on the weather, so a visit to Woburn Sands is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. Inside, we check the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Getting ready for the survey

  • Keep pets out of the way during the survey
  • Tell us about any leaks, stains or damp patches you know of
  • If the roof is shared, arrange access with whoever manages the building

Woburn Sands roofs and the weather

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Knowing the roof type helps narrow down where water may be getting in. With Woburn Abbey about 3.3 miles south-east, Woburn Sands sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark such as Church of Saint Michael, water on an older roof tends to find its way in at the lead, the valleys or the chimney. Landlords with a home close to Woburn Sands station may find that a clear finding on where water gets in helps you brief a roofer right away. Take a building like Swallowfield Lower School: a leak through a large roof is frequently found some distance from where the water shows inside.

Useful tips for Woburn Sands property owners

Most of what helps is simple and safe from the ground. A few suggestions:

  • Note the weather when the leak shows
  • Let us know about any past repairs to the roof
  • Check the loft is accessible
  • Mention any plumbing above the damp area

Your report arrives by email. It explains the likely entry point, the route the water takes and our recommendations. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Prompt repairs stop gaps turning into leaks.

Woburn Sands: your questions answered

Is my home in Woburn Sands listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will you come out to Woburn Sands?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when booking.

Can you give me structural calculations?

No. Our survey isn’t a structural engineer’s report, and it does not include calculations. We will recommend an engineer if we see signs that call for one.

Will you definitely find the leak?

Not always, and we’ll be honest about that. Water can travel a long way, and some leaks only show in particular storms. If we cannot be sure, the report ranks the possible sources.

Why isn’t the leak directly above the stain?

Because water travels. It runs along rafters, battens or underlay before it drips, so the entry point is often well away from the mark. That’s why we trace the route rather than patching above the stain.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Do you use drones?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

What a roof leak investigation does not cover

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • Carrying out the fix
  • Leaks that only appear in weather we can’t recreate
  • Structural calculations (that’s a structural engineer’s job)

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. What our survey covers.

What this survey covers

  • Valleys and parapet gutters
  • Lead flashings
  • Slate and tile slopes
  • Rooflights and dormers
  • Flat roof details
  • The roof space
  • Chimney stacks

Leave it or get it looked at?

Water damage grows the longer it’s left. Wet timbers start to decay, plaster softens and insulation stops working. Tracing it now means less to put right later. Homes in smaller places like Woburn Sands can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further, and water follows.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 including VAT. We will tell you which package suits the questions you have.

How the survey changes by roof type

Parapet and box gutters

Parapet and box gutters sit behind walls or inside the roof. A blocked outlet sends water over the lining and into the building.

Valleys

Stains from a valley leak often show some distance off. From inside the roof space, we follow the water’s route back.

Should I look at the roof myself first?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
