Practical tips

Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Tips:

  • Hold on to old reports to compare later
  • Arrange flat access beforehand
  • Get legal advice on lease responsibilities
  • Put urgent roof work at the top of the list

Photos make it easier to explain the findings to leaseholders, tenants or directors. We keep the report clear and jargon-light.

Act on urgent items in the report first, and plan the rest. Left alone, minor faults typically get worse.

Landlord roof surveys for homes and businesses in Woburn Sands

A landlord roof survey shows you the state of a roof, written up so you can plan. We work for landlords, letting agents, managing agents and freeholders, as well as residents’ and RTM management companies. The report covers defects, photographs and recommendations set out by urgency where relevant. The survey covers the roof, not the whole building. Common reasons to book are standing water on a flat roof and flashings that have come away, on gutters and downpipes, converted houses and shared roofs.

Around Woburn Sands, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below. It’s the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

Honest limits

We only report what can be seen safely on the day, so there are some things a survey cannot cover:

  • Who pays under the lease (that’s a legal question)
  • A full building survey of every part of the property
  • A full structural assessment of the building

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before booking. The full list of what we check.

Roof types and parts we check

  • Blocks of flats
  • Gutters and downpipes
  • Rented houses
  • Shared roofs
  • Flat roofs on blocks
  • Converted houses

The survey, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. A visit to a smaller place like Woburn Sands is no different on the day: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Before we arrive

  • If it isn’t your property yet, arrange access through the agent
  • Leave side gates unlocked
  • Show us where any leaks or stains appear

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

How the survey changes by roof type

Shared chimney stacks

A leaning or cracked stack on a shared building affects more than one owner and the report helps with that.

Gutters and downpipes

Overflowing gutters soak walls and can lead to damp in flats. Any problems are photographed.

Do you need a landlord roof survey in Woburn Sands?

A tenant reporting damp or a stained ceiling is a common reason to book. The survey helps show whether the roof, gutters or flashings are involved from what’s visible.

Typical things we are asked to look at include:

  • Loose ridge or hip tiles
  • Parapets and upstands in poor repair
  • Damaged pots and flaunching
  • Failed flashings at walls and chimneys

If you own a rental within reach of Woburn Sands station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Questions to ask before booking

  • What exactly goes into their report
  • Are they insured for the work?
  • How soon the report will arrive
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What a good roof survey covers

Roofs, chimneys and gutters in Woburn Sands

With Woburn Abbey about 3.3 miles south-east, Woburn Sands sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

For an older house near a landmark such as Church of Saint Michael, old fixings, lead flashings and tall chimneys are typical of older roofs. Take a building like Swallowfield Lower School: a written record of a large roof helps plan work for the holidays rather than in term time.

Questions from Woburn Sands

Do you cover smaller places like Woburn Sands?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.

Is my home in Woburn Sands listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do you test for asbestos?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

What’s the price of a landlord roof survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Larger buildings are priced to suit. Just phone 07833 053749 or drop us an email for a price.

What if it rains on the day?

Light rain is normally fine; heavy rain and wind are different. In high wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the loft space, someone has to give us access.
