Questions from Aspley Guise

Do you survey roofs for landlords with property near Aspley Guise station?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

Does a conservation area affect roof work in Aspley Guise?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.

How long does the survey take?

Expect it to take about 1–2 hours for a house, and longer for a block or a building with several roofs. You will then get the report by email.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Landlord roof survey in Aspley Guise

Some landlords book a survey when they buy a property to let, others when a tenant reports a leak or damp. Agents and freeholders frequently want a survey for a rolling maintenance plan. The report is laid out the same way whatever the reason with photographs and recommendations. Surveys are carried out seven days a week, which can make access easier to arrange. Common reasons to book are blocked gutters over flats and ponding or splits on flat roofs, on flat roofs on blocks, blocks of flats and rented houses.

In a small place like Aspley Guise, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible, with the urgent items made clear.

What we look for on each type of roof

Roof spaces and lofts

The loft space shows a lot about a roof’s condition. We go into the loft where it’s safe, looking for staining, damp and daylight.

Gutters and downpipes

Valley and box gutters on blocks can overflow inside. They’re an important part of the survey.

Roofs, chimneys and gutters in Aspley Guise

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses such as Woburn Abbey, about 2.5 miles south-east, show how far back building in the area around Aspley Guise goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church such as Church of St Botolph are often among the oldest in a place, and if your home is one of the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. Take a building like Aspley Guise Lower School: large buildings have long gutter runs and big roofs that need checking like any other.

How it works

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes about 1–2 hours for a house, and longer for a block or a building with several roofs. Somewhere as small as Aspley Guise, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can safely be seen.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

Advice

Can I check my roof myself?

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

What this survey cannot tell you

It’s a careful look at the let or shared roof, not the whole story. Its limits include:

  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Areas behind locked flats or blocked hatches
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. The full list of what we check.

Useful tips for Aspley Guise property owners

Here are a few things we’d tell any owner:

  • Keep past survey reports with the building’s records
  • Act on high-priority defects quickly
  • Arrange flat access in advance
  • Keep roof outlets and gutters clear

Many clients use the report as the basis for a maintenance plan. Urgent items can be dealt with first and plan the rest over time.

Encourage residents to tell you about leaks or damp right away. Early reports let you act before damage spreads.

When to book a survey in Aspley Guise

On a shared roof, it’s not always clear who should act. Everyone may think someone else is responsible, so maintenance gets put off. An independent report helps everyone see the facts.

Things that often lead to a survey include:

  • Leaks into upper flats
  • Choked outlets and gutters
  • Failed flashings at walls and chimneys
  • Loose ridge or hip tiles

If you own a rental within reach of Aspley Guise station, the gap between tenancies is a good time to have the roof looked at.

What to check before booking

  • When you will get the report
  • Whether you get a written report with photos
  • Is there a chance to talk the report through?
  • Whether VAT is in the quoted price
