Roof surveys in Reading
We survey roofs across Reading and the neighbouring Wokingham area, for buyers, homeowners, landlords and businesses. Whether you’re buying a terrace close to the town centre, chasing a leak in a 1970s house or managing a block of flats, our roof survey gives you an independent view of what is there and what needs attention.
Buyers usually book a pre-purchase roof survey after an offer is accepted and before exchange. It complements a RICS survey rather than replacing it, with a closer look at the roof and a written report with photographs that you can use to ask questions. Our guide do I need a roof survey when buying? explains when it is worth it.
Victorian brick terraces and newer suburbs
Reading is a brick town. The Thames Valley has little good building stone, so the Victorians built in brick, and Reading’s terraces are known for patterned and polychrome brickwork in reds and greys. Many of these houses have Welsh slate roofs, chimney stacks shared with the next house, and rear additions with their own small roofs. Slate can last a long time, but the nails holding it often corrode first, so slipped slates are a common sight. A lot of these houses are now flats or shared homes.
Beyond the Victorian streets are interwar and post-war houses with clay or concrete tiles, and, towards Wokingham, large estates from the later twentieth century onwards, with concrete interlocking tiles, flat-roofed garages and porches. Newer homes can still have problems: our new roof snagging service checks a new or replacement roof before final payment or before the defects period ends.

Conservation areas, trees and drone checks
Reading has conservation areas covering parts of its Victorian streets and older centre, and there are listed buildings across the town. If yours is one, re-roofing in a different material may need permission, and changes to a listed building need listed building consent; check with Reading Borough Council or Wokingham Borough Council first. Mature trees in older streets drop leaves into gutters and valleys, so our gutter survey is often part of the picture when damp shows up on walls.
When a drone is useful, we fly a sub-250g drone as a CAA-registered drone operator (Flyer ID and Operator ID). Before every flight we check the Drone Safety Map for airspace restrictions, and wind or rain on the day decides whether it goes ahead.
Many Reading buyers book a roof survey alongside a RICS survey, because a general home survey can only look at the roof so closely. Our guide comparing a roof survey and a RICS survey explains how the two fit together and what each one can and can’t tell you.
Offices, business parks and blocks of flats
Reading has a large office market, from town-centre buildings to business parks on the edge of town, plus retail units, warehouses and blocks of flats. Many of these buildings have flat roofs or metal sheeting, and our flat roof survey checks the membrane, upstands, outlets, rooflights and drainage.
Landlords and managing agents use our landlord roof survey to record shared roofs and plan maintenance. Our commercial roof surveys guide explains what we look at.

Questions from Reading
Do you cover Wokingham, Earley and Woodley too?
Yes. We survey roofs across Reading and the Wokingham area. Give us the postcode when you get in touch.
What goes wrong with Victorian terrace roofs in Reading?
Common faults include slipped slates as nails corrode, tired flashings around chimneys, cracked flaunching and blocked gutters. Our report sets out what we could see on your roof.
Can you check a new-build roof?
Yes. Our new roof snagging service looks for snags on a new or replacement roof before final payment or before the defects period ends.
Do you survey office and commercial roofs?
Yes. We survey flat roofs, metal sheeting, gutters and rooflights on offices, units and blocks of flats.
Is this a RICS survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 survey and not a structural engineer’s report.
When can you come out?
We survey on weekdays, Saturdays and Sundays.
How much does a roof survey cost?
Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. Larger commercial roofs are quoted.
How long does a survey take?
Usually about 1–2 hours for a house and about 3–4 hours for a commercial roof. Larger or more complex roofs take longer.
