Egham Roof Survey
Find out what’s going on with the roof before you decide what to do next. We carry out roof surveys in Egham, with photos and a clear written report.
- Gaps in the roof where coverings have gone
- Standing water on a flat roof
- Worn lead at chimneys and abutments
Common roof problems in Egham
A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.
People usually book a survey after spotting something like this:
- Worn or blocked valleys
- Loose ridge or hip tiles
- Gutters that overflow in heavy rain
- Ponding, splits or blisters on flat roofs
Take a building like Manorcroft Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Roof surveys for homes and businesses in Egham
Everything we check, we check safely: from ground level, from windows, from the loft space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where it applies, a drone, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Everything we see is photographed for the report. We survey lead flashings, the roof space and chimney stacks, and common reasons people get in touch are debris building up in roof valleys and worn lead at chimneys and abutments.
In a town like Egham, most homes are houses whose owners look after their own roofs. Small faults, like a cracked ridge, a slipped tile or a blocked gutter, are cheaper to deal with early. The report sets out what needs attention, prioritised by urgency where relevant, whether you live in the house or let it. The photos let you see the parts of the roof you cannot get to.
After the visit, you get a written report with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Egham: your questions answered
Does a conservation area affect roof work in Egham?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
I let a flat near Egham station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or use the contact form with the details.
Will you climb onto the roof?
Only where it’s safe to do so. Much of the survey is done from ground level, upper windows and the roof space. On Premium, a drone is used where applicable.
What does a roof survey include?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the loft space where there’s safe access. The report includes photos and recommendations.
Does a roof survey replace a structural engineer?
No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.
Do you carry out asbestos surveys?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.
When will the report arrive?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.
How it works
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes between one and two hours at a typical home, and more on a big or complicated roof. For a visit in Egham, we need access to the loft, any rooms with leaks or stains, and the outside of the building. Mention gates, side passages and anything at the back. Visits can be on weekdays, Saturdays or Sundays.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- We look at the roof from every safe vantage point outside.
- Inside, we check the roof space where there is safe access.
- We email a written report with photos and recommendations.
Getting ready for the survey
- Keep pets inside or away from the areas we’re looking at
- If it is not your property yet, arrange access through the agent
- Mention any parking restrictions on your street
Booking a survey
Most bookings start with a short call: call 07833 053749 or email us and we will ask a few questions about the roof. You’ll have a price before anything is arranged.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

Practical tips
You do not need to be a roofer to help. What helps most:
- Let us know about past leaks
- Have details of recent roof work to hand
- Don’t climb onto the roof yourself
- File the report with your home documents
Any roofer you ask to quote can work from the report. The photos show what we found and where, which makes quotes easier to compare.
After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.
Surveys for landlords and agents in Egham
Letting agents frequently book on a landlord’s behalf. We agree a time with the tenant beforehand.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.
What we cannot see
Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:
- Defects hidden under coverings or inside walls without opening up
- Confirmation of asbestos in soffits or cement sheets
- How the roof will behave in every kind of weather
