Before and after the survey

Some practical points come up on survey after survey. They apply to most roofs:

  • Move stored items away from the loft hatch
  • Have details of recent roof work to hand
  • Let us know about past leaks
  • Look for debris in the garden after high winds

The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year, and whether work has done its job.

Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.

Roof survey in Epsom: what you get

We inspect everything that’s safely in view: from ground level, from windows, from the roof space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where applicable, a drone, for roofs that are hard to see well. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. If you’re worried about standing water on a flat roof and lifted, split or missing lead flashings, we can find out what’s behind it, on the roof space, lead flashings and natural slate alike.

In a town like Epsom, most homes are houses whose owners look after their own roofs. Small faults, like a cracked ridge, a slipped tile or a blocked gutter, are cheaper to deal with early. A roof report gives you a list of what needs doing and how soon. The photos let you see the parts of the roof you can’t get to.

What you get is a clear record of the roof on the day we saw it. It’s useful straight away, and a good reference for later, such as when you want to compare after future work.

How we price roof surveys

All our prices include VAT. The things that change the price are:

  • The type of building, from a house to a block or an office
  • The shape of the roof and its details
  • Building height and the viewpoints available
  • The size of the roof

Our price is from £150, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and which survey you book.

What to tell us when you get in touch

Before you get in touch, it’s useful to have:

  • Pictures from the garden or a window, if you have them
  • Your postcode, so we can check access and travel
  • What’s prompted the survey
  • How the loft is reached, if there is one

To book a survey, call 07833 053749 or email us with the address and what you’d like to know about the roof. We’ll confirm the price before booking.

The survey, step by step

It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take between one and two hours for most houses, and more on a big or complicated roof. Most visits in a town like Epsom start at the front of the house and work round to the back. Rear gardens and side paths frequently give the best view of extensions and back slopes, so unlocked gates help. Then, if it can be reached safely, we look in the loft.

  1. You let us know about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Dig out any old roof reports or invoices
  • Have any questions written down, so nothing gets missed

What a roof survey looks like in Epsom

About 1.3 miles north-east lies Fitznells Manor, a reminder of how long the area around Epsom has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

For an older house near a landmark such as St. Barnabas Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you run a business near The Ashley Centre, a dated report on the roof is useful for planning and for any lease discussions. Living close to Epsom Common is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Epsom is about 12 miles south of Kensington, in Surrey. Surveys in Epsom work the same way as everywhere we cover: a proper look at what can be seen safely, photographs and a clear written report. Our Surrey coverage includes Epsom. London is in our area too.

Roof surveys in KT19, KT18 and KT17 work the same way as everywhere else we cover. Streets in the area include High Street, Upper High Street and Church Road. Epsom is on the A24 and B280, so it is easy for us to get to. If you are just outside Epsom, we cover Ewell (1 mile north-east), North Looe (1 mile east), Horton (1 mile north-west), Epsom Downs (1 mile south-east) and Langley Vale (2 miles south). Further out, we also cover Guildford (15 miles south-west), Woking (13 miles west), Horley (12 miles south), Redhill (8 miles south-east), Egham (14 miles north-west) and Reigate (7 miles south-east). As one of the bigger places in Surrey, Epsom has every kind of building, from houses and flats to offices.

Surveys for landlords and agents in Epsom

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

What a roof survey does not cover

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Confirmation of asbestos in soffits or cement sheets
  • What’s under the slates, tiles or felt
  • The condition of the rest of the building (that is a RICS home survey)

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.

FAQs for Epsom

Do you carry out roof surveys in Epsom?

We do. The survey and report are the same in Epsom as anywhere else, and visits run on weekdays and weekends.

Is my home in Epsom listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.

Can you inspect a terraced or semi-detached roof?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are looked at from your side.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.

Can you survey in bad weather?

It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

How much is a survey?

Prices start from £150, including VAT. We confirm the price for your roof before you book. For a price, call 07833 053749 or email us.

Different roofs, different checks

Flat roof coverings

Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.

Clay plain and peg tiles

Older homes in the Weald and across the South East often have clay plain tiles. When pegs or battens rot, tiles slip, leaving gaps along the courses.
