Roof Survey in Surrey

How a roof survey works in Surrey

Everything we check, we check safely: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. Premium adds thermal imaging, plus a drone inspection where it applies, for roofs that are hard to see well. All we need from you is access to the property and the loft. Everything we see is photographed for the report. We are often asked to look into flashings that have come away from the wall and slates or tiles that have slipped or broken, on clay and concrete tiles, flat roofs and the roof space.

It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit usually takes about one to two hours for a house; commercial roofs usually need 3–4 hours.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from every safe viewpoint outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a written report with photos and recommendations.

What’s near Guildford

Typical jobs here are in homes near Surrey Maths School, Sandfield Primary School and Guildford High School and the streets around them. Nearby too are Church of St John the Evangelist (less than half a mile east), Stoke Park (less than half a mile east) and The King's Head pub (under half a mile south-east). For rail, the closest station is London Road (Guildford) station, about 0.6 miles south-east of the centre. Nearby you will also find Guildford Castle (0.9 miles south) and Guildford House (0.8 miles south). Open spaces near Guildford include Silent Pool and Pewley Hill.

Homes and roofs across Surrey

Across Surrey, from Guildford, Woking and Camberley outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. Chimneys, valleys, flashings and gutters are typically where the work is.

Even in the South East, autumn and winter storms find any loose slate, tile or ridge. In Surrey, as elsewhere, exposed details are where damage shows first.

Guildford: Trees in and around Stoke Park shed leaves that can end up in nearby gutters. Landlords with a home close to London Road (Guildford) station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Signs you need a roof survey

Not every roof problem comes from outside. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It can look like a leak, and it needs a different fix.

Look out for signs like these:

  • Debris building up in roof valleys
  • Loose ridge or hip tiles
  • Leaning or weathered chimney stacks
  • Gutters that overflow in heavy rain

What a survey costs

The price reflects the time and kit the roof needs. The main factors are:

  • How big the roof is
  • House, block, shop or office
  • How tall the building is and how easy the roof is to see
  • Features like valleys, chimneys, dormers and parapets

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

What we need to know

You don’t need to know any roofing terms. Just let us know:

  • Pictures of the roof from a safe spot, if you have them
  • How the loft is reached, if there is one
  • What kind of property and roof it is
  • Any deadline, like an exchange date

To book a survey, ring 07833 053749 or use the contact form with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.

How the survey changes by roof type

Flat roof coverings

Standing water, blisters and splits all point to wear. Upstands and outlets are checked too, since leaks frequently start there.

Natural slate

Slate is common on older homes in London and the South East. Widespread slipping typically points to corroded nails, and we say how widespread it looks.

Why act early?

Roof faults rarely stay the same size. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Finding it early keeps the work smaller.

What to check before booking

  • What’s outside the scope of the survey
  • Whether VAT is added on top
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether any drone flown is registered with the CAA

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Landlords, agents and building managers across Surrey can book any of our surveys. To discuss a property or a block, call 07833 053749 or use the contact form.

Your questions about roof surveys in Surrey

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.

Do you inspect the roof from on top?

Where it is safe, yes. Much of the survey is done from ground level, upper windows and the loft space. On Premium, a drone is used where applicable.

What’s the best way to book?

It is easiest to call 07833 053749 or email us. Give us the address and some details about the roof. We survey on any day of the week.

Do you need to get into the loft?

Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

How soon is the report ready?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.

How long does a roof survey take?

Allow roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We’ll give you an idea of timing when booking.

Do you work in Surrey?

Yes. We survey roofs across London and South East England, Surrey included.
