How a roof survey works in Abinger Bottom

There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all including VAT. The Basic Survey gives a visual inspection, photographs and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Every package includes a written report. If you’ve noticed flashings that have come away from the wall and blocked, sagging or leaking gutters, a survey will tell you what’s going on, on ridges, hips and valleys, lead flashings and chimney stacks alike.

Somewhere as small as Abinger Bottom, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Leave it or get it looked at?

Before you put a home on the market, it helps to know the roof’s condition. You can deal with defects before a buyer’s surveyor finds them, or at least know what to expect. Around Abinger Bottom, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We will tell you which package suits the questions you have.

The survey, step by step

After the inspection, everything we found is written up as a written report with photos, emailed to you. As for time on site, it typically takes between one and two hours for a house; commercial roofs usually need 3–4 hours. In a hamlet or village like Abinger Bottom, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Advice

What we look for on each type of roof

Concrete interlocking tiles

Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but their surfaces weather over the years.

Flat roof coverings

Felt flat roofs frequently last around 15 to 20 years, while EPDM rubber frequently lasts 30 to 50 years and GRP up to about 30. We check how the covering is wearing.

What a survey costs

Not every roof costs the same to survey, for these reasons:

  • How many separate roofs there are, such as extensions, dormers and garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How big the roof is
  • The height of the building and how the roof can safely be seen

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Roof survey starts from £150, including VAT.

Helping us price your survey

A little information up front helps. It’s useful to include:

  • What made you get in touch
  • The address and postcode of the property
  • Where water is showing inside, if it is
  • Any photos you have, taken from the ground or a window

Photos help, if you have them. Pictures from ground level or a window are fine. To get started, ring 07833 053749 or drop us an email.

Local roofs in Abinger Bottom

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Knowing the covering helps explain which parts of a roof are likely to need work first. About 4.6 miles north lies Polesden Lacey, a reminder of how long the area around Abinger Bottom has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Anyone responsible for a site like Belmont Prep School will know that a written record of a large roof helps plan work for the holidays rather than in term time. Trees in and around Wotton and Abinger Commons shed leaves that can end up in nearby gutters.

Your questions about roof surveys in Abinger Bottom

How do I find out if my home in Abinger Bottom is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you cover smaller places like Abinger Bottom?

Yes, Abinger Bottom is covered. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Will you check the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

What if it rains on the day?

A survey can usually go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather isn’t suitable.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.

What insurance do you have?

We hold professional indemnity and public liability insurance.

Signs you need a roof survey in Abinger Bottom

What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so older roofs frequently have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.

Common reasons to book include:

  • Ponding, splits or blisters on flat roofs
  • Worn or blocked valleys
  • Ridge tiles that have lifted or moved
  • Leaning or weathered chimney stacks

For landlords with property near Gomshall station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Before you book anyone

What a roof survey includes

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
