Roof surveys in Surrey

Our roof survey service in Surrey

Everything we check, we check safely: from ground level, from windows, from the roof space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where applicable, a drone, for roofs that are hard to see well. You do not need to do anything except give us access. Each defect we find is photographed and explained. We survey flat roofs, the roof space and clay and concrete tiles, and people most frequently book us about condensation or damp timbers in the loft and loose chimney pots.

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely. The survey typically takes about 1–2 hours for a house, or half a day or so for a commercial building.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Landmarks near Guildford

We work in homes and buildings around Surrey Maths School, Sandfield Primary School and Guildford High School and the streets around them. Nearby too are Church of St John the Evangelist (less than half a mile east), Stoke Park (under half a mile east) and The King's Head pub (less than half a mile south-east). The nearest railway station is London Road (Guildford) station, about 0.6 miles south-east of the centre. A little further out are Guildford Castle (0.9 miles south) and Guildford House (0.8 miles south). Not far away are Silent Pool and Pewley Hill.

Homes and roofs across Surrey

In Surrey, our roof surveys work takes in owners, landlords and managing agents, in Guildford, Woking and Camberley and well beyond. Every report comes with photographs and written recommendations.

From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Surrey is part of that mix.

Guildford: For an older house near a landmark such as Church of St John the Evangelist, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For site and facilities teams at buildings such as Sandfield Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What affects the price in Surrey

The price reflects the time and kit the roof needs. That comes down to:

  • Whether thermal imaging or a drone is needed
  • Height and safe access
  • Features like valleys, chimneys, dormers and parapets
  • The type of building, from a house to a block or an office

For a price for your roof in Surrey, phone 07833 053749 or send us an email with the address and some details. We’ll confirm the figure before booking.

What we need to know

There’s no need for technical words. Just let us know:

  • Any stains, drips or damp patches you’ve seen indoors
  • Your timetable, such as an exchange date
  • Anything about access we should know
  • Why you want a survey: buying, a leak, a storm or new work

Every survey is priced before it’s booked, so you know where you stand. Prices start from £150, including VAT. To book, call 07833 053749 or use the contact form.

How the survey changes by roof type

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. Lifted, split or slipped lead is recorded, and for flashings replaced with mortar or bitumen.

Flat roof coverings

Ponding, blistering, splits and cracked surfaces are the common warning signs. Upstands and outlets are checked too, since leaks frequently start there.

Landlords, agents and block managers in Surrey

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or send us an email.

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Do not climb onto the roof yourself
  • Tell us about any leaks or stains you’ve seen
  • Find records of any re-roofing or repairs
  • Move stored items away from the loft hatch

Keep the report with your property records. It gives you something to compare against later, and it can help when you sell.

Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Compare each report with the last.

Honest limits

To be straight with you, there are limits to any roof survey:

  • Asbestos testing of any kind
  • What’s under the slates, tiles or felt
  • How the roof will behave in every kind of weather

Your questions about roof surveys in Surrey

What if it rains on the day?

It can, depending on the survey. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather is not right.

Can you survey a roof I share with a neighbour?

Yes. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

Do you test for asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

What do you check on a roof survey?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the roof space where there’s safe access. You get a written report with photographs and recommendations.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

How much is a survey?

Roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.
