How a roof survey works in Great Burgh

The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and where it is relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Reports are sent by email. We survey chimney stacks, flat roofs and natural slate, and the problems we are asked to look at most are valley linings that have cracked or split and ridge tiles that have lifted or moved.

Houses in smaller places like Great Burgh can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

Where we can’t see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Prices for roof surveys in Great Burgh

We confirm the exact price before you book. These are the things that affect it:

  • The use of thermal imaging or a drone
  • Basic, Standard or Premium
  • The size of the roof
  • Chimneys, valleys, parapets and other details

All our prices include VAT. Roof survey starts from £150, including VAT. You’ll know the price for the job before you book.

Booking your survey

You don’t need to know any roofing terms. It’s enough to let us know:

  • What’s prompted the survey
  • What kind of property and roof it is
  • Any marks or damp showing indoors
  • Dates you are working to, like exchange

Photos help, if you have them. Take them safely from the ground or a window; never climb up to get a better view. To send them or to book, ring 07833 053749 or email us.

When you need someone else

To be straight with you, there are limits to any roof survey:

  • Walls, floors and services below the roof
  • How the roof will behave in every kind of weather
  • Defects hidden under coverings or inside walls without opening up

If in doubt, call 07833 053749 or drop us an email and we will suggest the right survey before you book. What a survey covers and doesn’t.

What we do, step by step

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes roughly 1–2 hours on an ordinary house, and more on a big or complicated roof. Parking around Great Burgh is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • Keep pets out of the way during the survey
  • Agree roof access with the managing agent if it’s shared

Book a survey

Roof survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or email us with the details.

Advice

FAQs for Great Burgh

Do you cover smaller places like Great Burgh?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

Does a conservation area affect roof work in Great Burgh?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you inspect the roof from on top?

Only when it is safe. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where it applies.

How soon is the report ready?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.

Do you need to get into the loft?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

Can you inspect a terraced or semi-detached roof?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

What we look for on each type of roof

Clay plain and peg tiles

Tile-hanging on walls and dormer cheeks is checked as part of the roof where it’s relevant. Loose or missing tiles there let rain into the wall.

Flat roof coverings

A felt roof often lasts around 15 to 20 years, while EPDM rubber frequently lasts 30 to 50 years and GRP up to about 30. We check its condition and the signs of age.

Great Burgh homes and their roofs

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. With Fitznells Manor about 3 miles north, Great Burgh sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

For site and facilities teams at buildings such as Shawley Community Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. The streets around a church like St Mark are frequently among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Living close to Merland Rise Recreational Ground is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Before and after the survey

Nothing here needs a ladder. Our suggestions:

  • Hold on to the report for future surveys
  • Mention any damp patches when booking
  • Watch for slipped slates after bad weather
  • Gather any paperwork for past roof work

With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. You can ask us about anything that isn’t clear.

Look at your roof from the ground after strong winds. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.
