Our roof survey service in KT20
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. Common reasons to book are valley linings that have cracked or split and condensation or damp timbers in the loft, on ridges, hips and valleys, flat roofs and lead flashings.
We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. The survey usually takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You get in touch with the address and anything you’ve noticed.
- We arrange a day that suits you, including weekends.
- We look at the roof from each safe vantage point, inside and out.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.

Roof surveys across KT20: local notes
KT20 has everything from older homes with tall chimneys to modern estates. Sooner or later, every roof needs its gutters, flashings and coverings checked, wherever they are in KT20.
Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. Roofs in KT20 are part of that picture.
Tadworth: For landlords with property near Tadworth station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live near a park such as Merland Rise Recreational Ground, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.
Tips from our surveys
From years of surveys, a few habits stand out:
- Gather any paperwork for past roof work
- Include dormers, porches and garages when booking
- Leave roof access to professionals
- Watch for slipped slates after bad weather
We email the report to you. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each finding is set out in plain English.
Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Compare each report with the last.
Different roofs, different checks
Clay plain and peg tiles
Handmade and machine-made clay tiles are long-lasting. We check for cracked, slipped and missing tiles.
Concrete interlocking tiles
Mortar at ridges and verges often cracks on tiled roofs. Loose ridges and gaps in the mortar are recorded, as wind can lift them.
What this survey can’t tell you
It is a careful look at the roof, not the whole story. Its limits include:
- Confirmation of asbestos in soffits or cement sheets
- Whether the roof structure meets design loads
- The condition of the rest of the building (that’s a RICS home survey)
How we price roof surveys
Not every roof costs the same to survey, and it comes down to:
- Whether it’s a home or a commercial building
- How big the roof is
- If the survey needs thermal imaging or a drone
- Building height and the viewpoints available
A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. We confirm the price for the job before you book.
Getting in touch
To price your survey accurately, we’ll ask about:
- Any photos you have, taken from ground level or a window
- The property’s address and postcode
- What kind of property and roof it is
- Any stains, drips or damp patches you’ve seen indoors
We survey roofs on weekdays and at weekends. To find a date that works for you, call 07833 053749 or email us.
Signs you need a roof survey
Flashings seal the joints where a roof meets a wall or chimney. Lead can crack, lift or slip with age, and mortar fillets crack. Lead is also a target for theft.
People usually book a survey when they’ve noticed something like this:
- Water stains on rafters and ceiling joists
- Flashings that have come away from the wall
- Slipped, cracked or missing slates and tiles
- Leaking gutter joints and downpipes
FAQs for KT20
Will you check the loft?
Usually, if there is one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.
How much does a roof survey cost in KT20?
Roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.
Can you survey in bad weather?
Light rain doesn’t typically stop a survey, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.
Do you use drones?
Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
How long will you be at the property?
Allow an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We will confirm what to expect when we arrange the visit.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.
Can you survey a roof I share with a neighbour?
Yes, we can. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.
