How a roof survey works in RH1
A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe to get in. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We are often asked to look into standing water on a flat roof and worn lead at chimneys and abutments, on lead flashings, flat roofs and chimney stacks.
Once we have finished looking, we write up our findings as a photo-illustrated written report, emailed to you. On timing, most surveys take roughly 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours.
- You tell us the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photographs and recommendations.

Roof surveys across RH1: local notes
Across RH1, plenty of older houses still have chimney stacks, used or not, and their flashings and pointing need checking like any other part of the roof. Gutters, valleys and fixings come next.
Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. Roofs in RH1 are part of that picture.
Redhill: Take an older house close to Saint Matthew's Church: its roof may have old fixings, lead flashings and chimneys that need a closer look. Take a building like St Joseph's Catholic Primary School: large buildings have long gutter runs and big roofs that need checking like any other.
Signs you need a roof survey
Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Lead can crack, lift or slip with age, and mortar fillets crack. Lead is also a target for theft.
Common reasons to book include:
- Loose chimney pots
- Cracked or blistered flat roof coverings
- Worn or blocked valleys
- Blocked, sagging or leaking gutters
Surveys for landlords and agents in RH1
Any of our surveys can be booked by landlords, agents and building managers in RH1. For a price for a let property or a block, phone 07833 053749 or drop us an email.
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters, which helps when budgeting.
Should I look at the roof myself first?
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
Useful tips for RH1 property owners
You don’t need to be a roofer to help. Here’s what helps most:
- Include dormers, porches and garages when you book
- Don’t climb onto the roof yourself
- Keep the report with your property records
- Photograph stains when they appear
Any roofer you ask to quote can work from the report. They’ll see each defect and its location, which makes quotes easier to compare.
Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.
Honest limits
It’s a careful look at the roof, not the whole story. Its limits include:
- Whether the roof structure meets design loads
- Confirmation of asbestos in soffits or cement sheets
- What’s under the slates, tiles or felt
Your questions about roof surveys in RH1
Can you inspect my roof with a drone?
Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.
Is this a RICS survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Do you look in the loft space?
If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.
How much is a survey?
Roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose, and it is agreed before booking.
How do I arrange a roof survey in RH1?
