About roof surveys in RH3

We inspect whatever is safely visible: from ground level, from windows, from the roof space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where it applies, for roofs that are hard to see well. You don’t need to do anything except give us access. Everything we see is photographed for the report. Typical surveys look at standing water on a flat roof and slates or tiles that have slipped or broken, across lead flashings, flat roofs and natural slate.

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. It normally takes between one and two hours for most homes, depending on how many separate roofs there are.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Homes and roofs across RH3

From Brockham, Betchworth and Strood Green to smaller places, people across RH3 use a roof survey to plan ahead. A report helps you sort small faults before they let water in.

We survey roofs across London and South East England, and RH3 is part of that. London and the South East have homes from every era, from period terraces to post-war new towns and new estates.

Brockham: For landlords with property near Betchworth station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you look after a building such as North Downs Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

What affects the cost of roof surveys

The price reflects the time and kit the roof needs. The main factors are:

  • Commercial roofs and larger buildings
  • Basic, Standard or Premium
  • How big the roof is
  • Chimneys, valleys, parapets and other details

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We will tell you which package suits the questions you have.

Getting in touch

To price your survey accurately, we’ll ask about:

  • The style of property, from a terrace to a block
  • Where any leaks, stains or damp patches show inside
  • What’s prompted the survey
  • Pictures from the garden or a window, if you have them

Once you know what you need, ring 07833 053749 or use the contact form. We’ll suggest a package, agree the price and find a date.

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

How the survey changes by roof type

Flat roof coverings

Repeated coatings can hide what’s underneath. We say what we can see and when a closer look would need opening up.

Clay plain and peg tiles

Clay tiles are common on older South East homes. Rotten pegs and battens let tiles move.

What we’re asked to look at in RH3

Every roof takes years of rain, wind, sun and frost. Wind lifts loose slates, tiles and ridge pieces, and rain finds any gap it can. Small faults that start this way grow over time.

It’s worth booking a survey if you’ve seen:

  • Blocked, sagging or leaking gutters
  • Cracked or blistered flat roof coverings
  • Gaps in the roof where coverings have gone
  • Lifted, split or missing lead flashings

Tips from our surveys

Getting the most from a roof survey starts before we arrive and carries on afterwards. Some tips:

  • Include dormers, porches and garages when booking
  • Don’t climb onto the roof yourself
  • Look for debris in the garden after high winds
  • Move stored items away from the loft hatch

Any roofer you ask to quote can work from the report. The photos show what we found and where, which makes quotes easier to compare.

Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Compare each report with the last.

Common questions in RH3

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you get in touch and we will explain what’s needed.

Can you look at a roof that’s joined to next door?

Yes. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.

Do you give a life expectancy for the roof?

Not as an exact number, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys.

What do you check on a roof survey?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the roof space where there is safe access. The report includes photos and recommendations.

When will the report arrive?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.
