Roof survey in Brockham

Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. A flat roof usually wears out sooner than a pitched one. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We survey the roof space, chimney stacks and natural slate, and the problems we’re asked to look at most are lifted, split or missing lead flashings and debris building up in roof valleys.

In a village or hamlet like Brockham, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Checking the roof from ground level

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

How we price roof surveys

Survey packages start from £150, including VAT. What you pay for your roof depends on:

  • Chimneys, valleys, parapets and other details
  • Height and safe access
  • Any need for thermal images or a drone flight
  • The type of building, from a house to a block or an office

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. You will know the price for your roof before booking.

What we need to know

To price your survey accurately, we’ll ask about:

  • What’s prompted the survey
  • Any stains, drips or damp patches you’ve seen indoors
  • What kind of property and roof it is
  • Where the property is, with the postcode

Most bookings start with a short call: call 07833 053749 or use the contact form. You’ll have a price before anything is arranged.

What a roof survey looks like in Brockham

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Take a building like North Downs Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live near a park like Brockham Limeworks, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

Questions from Brockham

Do you cover smaller places like Brockham?

Yes. Brockham is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route as you book.

Does a conservation area affect roof work in Brockham?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Can you look at a roof that’s joined to next door?

Yes. We survey the parts of the roof you have access to. If a problem seems to come from next door, we’ll say so.

Do you test for asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.

How quickly will I get the report?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It’s emailed to you.

What if it rains on the day?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.

What’s the best way to book?

It’s easiest to ring 07833 053749 or use the contact form. Let us know the address and a little about the roof, and we will take it from there. Surveys run on weekdays, Saturdays and Sundays.

Do you need a roof survey in Brockham?

Blocked gutters cause a surprising amount of damage. Once leaves and moss block a gutter, water spills down the brickwork. Hidden gutters behind parapets and in valleys can send water indoors.

People normally book a survey when they’ve noticed one of these:

  • Loose ridge or hip tiles
  • Cracked or blistered flat roof coverings
  • Condensation or damp timbers in the loft
  • Worn or blocked valleys

If you own a rental within reach of Betchworth station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What to check before booking

  • Will the report include photos?
  • How much experience they have with roofs like yours
  • Will they check the loft as well as the outside?
  • Their drone registration, if they fly one

What’s in a roof survey

Why act early in Brockham

If you are planning to sell, a roof survey can help you prepare. You can deal with defects before a buyer’s surveyor finds them. In a small place like Brockham, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

Honest limits

No survey can tell you everything, and it is better to know them up front. Bear these in mind:

  • Defects hidden under coverings or inside walls without opening up
  • Asbestos testing of any kind
  • Walls, floors and services below the roof

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.

The survey, step by step

The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Notes and photographs go into the written report. The visit typically takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a small place like Brockham, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

How to prepare
