Brockham: your questions answered

How do I find out if my home in Brockham is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you survey roofs for landlords with property near Betchworth station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or use the contact form with the details.

Is a CCTV drain survey included?

No, CCTV drain work is not part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

Is Brockham in your area?

Yes. We survey roofs across London and South East England, and that includes Brockham.

What insurance do you have?

Our cover is professional indemnity plus public liability.

Does the season matter for a gutter survey?

There is no wrong time. If you’ve already seen a gutter overflowing, it is best not to wait as overflowing water can damage walls.

Is a Saturday or Sunday visit possible?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. To book, phone 07833 053749 or drop us an email.

Gutter surveys for homes and businesses in Brockham

Leaves, moss and silt are the usual reasons gutters block. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether any overflows are doing their job. The photos show you exactly what we found. Blocked gutters are easy to put off, but they rarely get better. We survey eaves gutters, downpipes and fascias and soffits, and people most often book us about soffits marked by water and gutters full of debris and silt.

In a village or hamlet like Brockham, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.

We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible, and recommendations are put by urgency where it matters.

Useful tips for Brockham property owners

From years of surveys, a few habits stand out as worth the effort:

  • Get trees that overhang the gutters trimmed
  • Watch ceilings under valley gutters for fresh marks
  • Don’t leave hidden gutters out of a clear-out
  • Check for spilling water in a downpour

If we think the problem lies underground, we’ll say so, so you can arrange a drain survey. We also note anything else we spot on the roof while we’re there.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so make sure they’re included in any clearing work.

Landlord and commercial surveys in Brockham

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. We survey on weekdays, Saturdays and Sundays, which can make access easier.

Roofs, chimneys and gutters in Brockham

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Brockham has a long history of building, with Polesden Lacey about 4.2 miles west. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.

If you own a rental within reach of Betchworth station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live near a park like Brockham Limeworks, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. If you live in an older home near Christ Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s behind fascias and inside walls
  • The inside of a downpipe along its whole length
  • Gutters out of sight from every safe vantage point

If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

What this survey covers

  • Parapet and box gutters
  • Valley gutters
  • Fascias and soffits
  • Downpipes
  • Eaves gutters
  • Outlets and hoppers

The survey, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours at a typical home, and longer for a large or complex roof. If you have questions on the day, just ask. Somewhere as small as Brockham, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. You get a report with photographs and recommendations.

Preparing for the visit

  • Check we can get to the back of the property
  • Have any questions written down, so nothing gets missed
  • Point out any leaks or damp patches

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip, and brackets can sag under load.

Aluminium and other metal gutters

On big buildings, one blocked outlet can affect a long run, so we check the outlets carefully.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where applicable.
