Gutter survey in Epsom, Surrey
Gutter surveys in Epsom and the rest of Surrey. Surveys run seven days a week.
- Choked outlets or hopper heads
- Gutters that have fallen out of line
- Gutters packed with leaves or moss
Before and after the survey
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Look for downpipes coming loose
- Include valley, parapet and box gutters when clearing
- Don’t climb a ladder to look in the gutters
- Have overhanging branches cut back
The report comes with photos and clear written recommendations. You can pass it to whoever you choose to do the work so they know what needs doing.
Watch your gutters from ground level or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.
Gutter survey in Epsom
We look at the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It isn’t a CCTV drain survey and we can’t see inside buried drains. If the problem looks like a blocked or broken drain below ground, we will say so in the report, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. Typical surveys look at water backing up from a hidden gutter and dripping or leaking gutter joints, on outlets and hoppers, eaves gutters and valley gutters.
Most homes in a town like Epsom are houses, so the roof is usually the owner’s to look after. A slipped tile or blocked gutter costs far less to sort than the damp it causes later. The report sets out what needs attention, prioritised by urgency where relevant, whether you live in the house or let it. Photos show you exactly what was seen, even on parts you can’t reach yourself.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

When you need someone else
To be straight with you, a roof survey has limits:
- Blockages deep inside downpipes
- What’s behind fascias and inside walls
- Underground drains, which need a CCTV drain survey

Surveys for landlords and agents in Epsom
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we will plan the visit with that in mind.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
Leave it or get it looked at?
Overflowing water soaks the walls under the gutter. Left for months, that can lead to damp inside, worn pointing and rotten timber. Spotting the problem early tends to mean a simpler fix. In a family home in Epsom, a small roof fault lets water into places you can’t see, such as the loft insulation, the top of a wall or the roof timbers. By the time a stain appears on a ceiling, there is more to put right.

Common questions in Epsom
I let a flat near Epsom station. Can you check the roof?
Yes, rented property is part of what we cover. Just phone 07833 053749 or drop us an email and let us know about the building.
Is my home in Epsom listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Is a CCTV drain survey included?
No, we don’t carry out CCTV drain surveys. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.
How experienced are you?
We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.
Will you check if gutters are causing damp inside?
Overflowing gutters often lead to damp walls, and the survey looks for that. If the evidence points elsewhere, we’ll say so, based on what we can see.
Do you use drones?
Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Epsom homes and their roofs
With Fitznells Manor about 1.3 miles north-east, Epsom sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you look after a shop, office or commercial unit, for instance near The Ashley Centre, a roof report helps plan work around trading rather than after a leak. If you own a rental within reach of Epsom station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you live in an older home near St. Barnabas Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

What a survey costs
All our prices include VAT. What changes the price is:
- Which survey package you book
- How many separate roofs there are, such as extensions, dormers and garages
- Height and safe access
- The roof’s overall size
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.
Helping us price your survey
When you call or email, these details help:
- What made you get in touch
- Your timetable, such as an exchange date
- Pictures of the roof from a safe spot, if you have them
- Your postcode, so we can check access and travel
Once you know what you need, phone 07833 053749 or email us. We will suggest a package, agree the price and find a date.
How it works
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about one to two hours at a house, depending on how many gutter runs and downpipes there are. In Epsom, many roofs join a neighbour’s, so shared parts are looked at as far as they can be seen from your property. Let us know about any known leaks, past repairs or building work as you book.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- Findings are photographed and set out in a written report.
How to prepare
- Move anything stored under the loft hatch
- Keep pets out of the way during the survey
- Gather any invoices or paperwork from past roof work
