About roof surveys in KT19
Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. Flat roofs often need attention long before the main roof. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. Typical surveys look at worn lead at chimneys and abutments and cracked mortar along the ridge, on clay and concrete tiles, chimney stacks and the roof space.
Every roof is different, but as a rough guide the survey takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. If you have questions on the day, just ask.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.

Roof surveys across KT19: local notes
Across KT19, from Epsom, Ewell and Chessington outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. The usual weak points are fixings, flashings, chimneys and gutters.
Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, and KT19 is well within that. Visits run on weekdays and at weekends.
Epsom: For landlords with property near Epsom station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Homes near green spaces such as Epsom Common can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.
Common roof problems in KT19
Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Over time lead flashings split, lift or work loose, and mortar fillets crack away from the wall. Lead is also a target for theft.
Typical things we are asked to look at include:
- Gutters that overflow in heavy rain
- Torn or sagging underlay
- Worn lead at chimneys and abutments
- Leaning or weathered chimney stacks
What happens if roof problems are left?
A roof that has had no attention for years can surprise you. Our report gives you a record of how the roof is today, so you can compare it next time.
Questions to ask before booking
- What follow-up you get after the report
- What exactly goes into their report
- Which parts of the roof they’ll actually see
- Is VAT included in the price?
DIY checks: what’s safe
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
What this survey can’t tell you
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- A promise that the roof will not leak in future
- Structural calculations (that is a structural engineer’s job)
- A full building survey of the property
Tips that help
Nothing here needs a ladder. Our suggestions:
- Take photos of any leaks as they happen
- Check the roof from the ground after storms
- Do not climb onto the roof yourself
- Move stored items away from the loft hatch
Your report arrives by email. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words, with recommendations.
Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Leave the clearing to a professional. Clear gutters prevent a lot of damp.
Your questions about roof surveys in KT19
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first, with the building owner or managing agent. Tell us about it as you book and we’ll plan the survey around it.
Do you test for asbestos?
No. We do not carry out asbestos surveys or testing. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Do you inspect the roof from on top?
Only where it’s safe to do so. Much of the survey is done from ground level, upper windows and the loft space. On Premium, a drone is used where it applies.
How long does a roof survey take?
On site, it typically takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Is a roof survey the same as a structural survey?
No. If we see signs that need an engineer, like serious sagging, we’ll say so. Our survey isn’t a structural engineer’s report.
Can you survey a roof I share with a neighbour?
Yes, we can. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.
Do you need to get into the loft?
Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.
