Need a roof survey in SM1?

Our roof survey service in SM1

We survey roofs in SM1 and across London and South East England. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance. Each survey ends with a written report, emailed with photos and recommendations. Whether it is a house, a flat or a commercial building, the process is the same. To arrange a survey, call 07833 053749 or use the contact form. Common reasons to book are crumbling chimney pointing or cracked flaunching and gutters that overflow in heavy rain, across clay and concrete tiles, lead flashings and natural slate.

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

How our prices work

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.

Landmarks near Sutton

Locally, jobs take us to homes and businesses close to The Grapes pub, Robin Hood Junior School and Sutton College of Learning for Adults and the streets around them. Other local landmarks include St Nicholas Church (within half a mile south), Sutton Grammar School (under half a mile east) and Manor Park (within half a mile south-east). There is a railway station in Sutton itself: Sutton (London) station. Nearby you’ll also find St Helier Hospital (1.1 miles north-east) and Honeywood Museum (1.3 miles east). For a walk, there’s Devonshire Avenue Nature Area and Duppas Hill.

Homes and roofs across SM1

Across SM1, we survey roofs for owners, landlords and agents, in Sutton, Carshalton and The Wrythe and well beyond. Every report comes with photographs and written recommendations.

From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Roofs in SM1 are part of that picture.

Sutton: With Nonsuch Mansion about 1.6 miles west, the area around Sutton has a long history. On a period home nearby, the survey separates sound original work from tired later repairs. Anyone responsible for a site like Robin Hood Junior School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Before and after the survey

There’s plenty you can do without going near the roof. What helps most:

  • Watch for slipped slates after bad weather
  • Keep the report with your property records
  • Include dormers, porches and garages as you book
  • Mention any damp patches when booking

If you need work done, the report gives roofers a clear brief. The photos show what we found and where, which makes quotes easier to compare.

After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.

Rented homes, blocks and businesses

Any of our surveys can be booked by landlords, agents and building managers in SM1. For a price for a let property or a block, ring 07833 053749 or use the contact form.

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

What we’re asked to look at in SM1

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Over time lead flashings split, lift or work loose, and mortar fillets crack away from the wall. Missing lead is not unusual either, as thieves target it.

A survey can pick up problems such as:

  • Slates or tiles that have slipped or broken
  • Gutters that overflow in heavy rain
  • Condensation or damp timbers in the loft
  • Lifted, split or missing lead flashings

Different roofs, different checks

Chimney stacks

Each chimney’s pots, flaunching, pointing and flashings are checked, as far as we can safely see them. Leaning stacks and loose pots are recorded.

Natural slate

From the loft, we look at the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none.

Questions from SM1

Do you use drones?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Is your survey a structural engineer’s report?

No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Do you carry out asbestos surveys?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.

Do you cover SM1?

Yes. We cover SM1 and the rest of Greater London. To book, phone 07833 053749 or use the contact form.

Do you look in the loft space?

Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps.

What’s covered in a roof inspection?

All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.
