Chimney surveys in Sutton: local notes

About 1.6 miles west lies Nonsuch Mansion, a reminder of how long the area around Sutton has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Sutton is one of them, bay roofs, hips and later dormers each have their own details. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For landlords with property near Sutton (London) station, the gap between tenancies is a good time to have the roof looked at. For site and facilities teams at buildings like Robin Hood Junior School, a written record of a large roof helps plan work for the holidays rather than in term time.

How a chimney survey works in Sutton

Damp on a chimney breast can have several causes. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Condensation inside an unventilated stack is another common cause. We check each possibility and record what we find. You then know where to start. If you’re worried about loose, cracked or missing pots and a chimney out of line, we can find out what’s behind it, whatever the roof.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that’s said too.

What we are asked to look at in Sutton

Flaunching is the mortar bed that holds the pots and throws water off the top. Once it cracks, water gets in and frost makes the cracks bigger. Loose pots can follow.

Problems we come across often include:

  • Bricks with flaking faces
  • Gaps in the mortar around the pots
  • Loose, cracked or missing pots
  • Signs that a stack is leaning

Homes near green spaces such as Manor Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

Before booking anyone

  • Their report turnaround times
  • Are they insured for the work?
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What to expect from a roof survey

What this survey can’t tell you

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • Hidden sides of a shared stack
  • Gas safety checks, which need a Gas Safe registered engineer
  • Whether the flue is safe to use

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.

What we check

  • Flaunching
  • Chimney breasts
  • Lead flashings
  • Brick chimney stacks
  • Chimney pots and cowls
  • Shared and party-wall stacks

How the survey changes by roof type

Brick stacks

Brick stacks rely on sound pointing to keep water out. The survey looks for crumbling bricks and worn or missing mortar.

Rendered stacks

Cracked render can let water in and trap it behind. We record any cracking and where it is.

Sutton: your questions answered

Do you survey roofs for landlords with property near Sutton (London) station?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

Is parking a problem for a survey in Sutton?

London parking needs a little planning, so let us know about permits, bays or a driveway as you book. The visit is then planned around what’s available.

How do you inspect a chimney without scaffolding?

We use safe viewpoints rather than climbing onto the stack. A drone inspection is part of the Premium Survey where applicable. Any area we couldn’t view is noted.

Do you inspect the flue?

No. It is not a flue, sweep or gas safety inspection. We check the structure and weathering of the stack and any damp, and we will say if anything suggests the flue needs checking.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

Do you climb onto every roof?

Only where it’s safe to do so. We check everything that can be seen safely: from ground level, from windows, from inside the roof space, from the roof where it’s safe and by drone where it applies. The report says if anything couldn’t be seen.

Rented homes, blocks and businesses

Any of our surveys can be booked by landlords, agents and building managers in Sutton. For a price for a let property or a block, ring 07833 053749 or drop us an email.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.

What happens on the day

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes between one and two hours at a typical home; commercial roofs usually need 3–4 hours. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when booking.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. We send a written report with photos, the defects found and what we recommend.

Before the survey

  • If it is not your property yet, arrange access through the agent
  • Keep pets inside or away from the areas we are looking at
  • Agree roof access with the managing agent if it’s shared

How we price chimney surveys

Survey packages start from £150, with VAT included. The price for your roof depends on:

  • How big the roof is
  • The type of building, from a house to a block or an office
  • Chimneys, valleys, parapets and other details
  • The use of thermal imaging or a drone

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

Booking your survey

A little information up front helps. Please include:

  • The reason for the survey, such as buying, a leak or storm damage
  • Any photos you have, taken from ground level or a window
  • The kind of building and roof involved
  • Any marks or damp showing indoors

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or email us whenever suits you.
