Chimney surveys for Shoreditch homes and businesses

Leave it or get it looked at?

Cracked flaunching and worn pointing are often modest repairs when they’re caught early. Left for a few winters, frost and water can loosen pots and bricks and the job gets bigger. London’s older roofs frequently have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and the package you choose.

About our chimney survey in Shoreditch

Many homes have chimneys that are no longer used. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. Our survey looks at how each unused stack has been capped and checks the breasts for damp. You get photos of each stack and our recommendations. We’re often asked to look into lifted or split lead flashings and damp on a chimney breast inside, on chimney breasts, shared and party-wall stacks and brick chimney stacks.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Shoreditch has one, it needs checking from somewhere that can actually see it.

What you get is a clear record of the chimney stack on the day we saw it. It is useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

What you can safely check yourself

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Common questions in Shoreditch

Is my home in Shoreditch listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is parking a problem for a survey in Shoreditch?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. The visit is then planned around what’s available.

How do I book a survey in Shoreditch?

It’s easiest to phone 07833 053749 or send us an email. Tell us the address and a little about the roof, and we’ll take it from there. Surveys run on weekdays and at weekends.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

Is a leaning chimney dangerous?

It’s worth having a leaning stack checked. Our survey notes how it looks and the condition of the bricks and joints, and if it may be a structural issue, we recommend a structural engineer.

What does a roof survey cost?

Chimney survey starts from £150, including VAT. The final figure depends on the roof and the package you choose, and it is agreed before booking.

Will you walk on the roof?

Only where it is safe to do so. We check everything that can safely be seen: from ground level, from windows, from inside the roof space, from the roof where it is safe and by drone where it applies. The report says if anything couldn’t be seen.

How the survey changes by roof type

Brick stacks

Brick stacks rely on sound pointing to keep water out. The survey looks for crumbling bricks and worn or missing mortar.

Rendered stacks

What’s behind the render cannot be seen without removing some, so the report explains what we could and couldn’t assess.

Prices for chimney surveys in Shoreditch

Several things affect the price of a survey:

  • Any need for thermal images or a drone flight
  • Extra roofs, like extensions, dormers or garages
  • Commercial roofs and larger buildings
  • The height of the building and how the roof can be seen safely

A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for the job before booking.

What to tell us when you contact us

There is no need for technical words. Just tell us:

  • What’s prompted the survey
  • Pictures from the garden or a window, if you have them
  • Access details, such as a loft hatch or a shared roof
  • Any deadline, like an exchange date

To book a survey, phone 07833 053749 or email us and let us know the address and what’s prompted the survey. You will know the price before anything is booked.

Local roofs in Shoreditch

Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Mansion House about 1 mile south-west, Shoreditch sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

Landlords with a home close to Shoreditch High Street station may find that a dated record of the roof is useful when planning maintenance across a let. Anyone responsible for a site like Virginia Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. For an older house near a landmark like St Leonard's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Tips that help

These tips come from what we see on roofs every week, before and after a survey:

  • Never climb onto the roof to look at a chimney
  • Use a Gas Safe registered engineer for gas appliances
  • Make sure unused flues are capped with ventilation
  • Ask about consent before removing a chimney on an older property

If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. That helps you brief them.

Check redundant flues are capped with ventilation. Ventilation helps keep the stack dry.

How it works

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take an hour or two at most homes; commercial roofs usually need 3–4 hours. From the street, a London terrace usually shows only its front slope or parapet, so a visit in Shoreditch moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. We send a written report with photos, the defects found and what we recommend.
