Chimney surveys in Bishopsgate

Chimney surveys for homes and businesses in Bishopsgate

If a chimney looks out of line, it is worth getting it checked. Stacks can lean when mortar on one side breaks down, frequently after years of flue gases and damp. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. Where it may be a structural concern, we’ll recommend a structural engineer. If you are worried about a stack that appears to lean and lifted or split lead flashings, a survey will tell you what’s going on, on flaunching, lead flashings and shared and party-wall stacks alike.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is typically a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Local roofs in Bishopsgate

With Mansion House about 0.4 miles south-west, Bishopsgate sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you live near a park like Finsbury Circus, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. For landlords with property near London Liverpool Street station, a dated record of the roof is useful when planning maintenance across a let.

How the survey changes by roof type

Chimney pots and cowls

On redundant flues, we check how the pots are capped. Capping without ventilation can trap moisture.

Brick stacks

Frost can damage bricks that have soaked up water, making the faces flake away. Any spalling is noted with photos.

Leave it or get it looked at?

Loose pots and bricks on a stack are a safety concern. A survey picks them out so they can be made safe by a suitable contractor. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we’ll tell you which fits.

What this survey can’t tell you

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Hidden sides of a shared stack
  • Conditions inside walls
  • Checks on boilers, fires or their flues

If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. What our survey covers.

What we look at

  • Shared and party-wall stacks
  • Lead flashings
  • Chimney breasts
  • Chimney pots and cowls
  • Brick chimney stacks
  • Flaunching

How it works

Safety comes first on every visit. We inspect what can be seen safely, and if part of the roof can’t be seen, the report says so. Most visits take roughly 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Bishopsgate runs like any other.

  1. We go through the chimneys, any damp and any work done on them.
  2. We check every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. The report, with photographs and recommendations, is emailed to you.

Preparing for the visit

  • Mention any parking restrictions on your street
  • Gather any invoices or paperwork from past roof work
  • Keep pets inside or away from the areas we are looking at

Advice

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

Do you need a chimney survey in Bishopsgate?

Flaunching is the mortar bed that holds the pots and throws water off the top. Cracked flaunching lets water in, and each winter makes it worse. In time, the pots can become loose.

Things that often lead to a survey include:

  • Signs that a stack is leaning
  • Redundant stacks capped without ventilation
  • Loose, cracked or missing pots
  • Lifted or split lead flashings

Take a building like The London School of Barbering: a written record of a large roof helps plan work for the holidays rather than in term time.

Questions to ask before you book

  • Whether VAT is added on top
  • How soon the report will arrive
  • How they plan to inspect the roof safely
  • Which limits apply to the survey

Questions from Bishopsgate

Is parking a problem for a survey in Bishopsgate?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Do you survey roofs for landlords with property near London Liverpool Street station?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or drop us an email with the address and what you need.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

How long is the visit?

It normally takes about one to two hours on an ordinary house, and longer for a large or complex roof. The report follows by email.

How do I arrange a chimney survey in Bishopsgate?

To book, phone 07833 053749 or email us and tell us the address and what you’d like to know. We will confirm the price and agree a day with you.

Do you look in the loft space?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access.
