Chimney surveys for Walthamstow homes and businesses

How the survey works

On the day, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely. The survey normally takes an hour or two for most houses, though large, tall or awkward roofs take more time. London terraces rarely offer a view of the whole roof from one spot, so a visit in Walthamstow moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Tell us who holds the keys.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.

How to prepare

  • Buyers: confirm access with the estate agent or seller
  • Keep pets inside or away from the areas we’re looking at
  • For a flat or shared roof, check access with the building owner or managing agent

Chimney survey in Walthamstow: what you get

Chimney stacks take more weather than almost any other part of a house. In time, flaunching cracks, mortar washes out and flashings come loose. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. We record what we find with photographs and recommendations. Common reasons to book are staining on walls around the chimney and a stack that appears to lean, on chimney pots and cowls, chimney breasts and shared and party-wall stacks.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Walthamstow with this kind of roof, the hidden gutter is one of the first things to check.

After the visit, you get a photo-illustrated written report, sent by email. It explains the condition of the chimney stack, the defects we found and what we recommend.

Why get it checked now?

For a buyer, the best time to learn about a chimney is before exchange. Once you’ve exchanged, the work is down to you. Our report gives you facts to raise with the seller or agent. Any roof job in Walthamstow means planning around parking, neighbours and access. That’s a good reason to find problems early, while there’s time to plan, rather than in a rush after a leak.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Checking the roof from ground level

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether a stack needs rebuilding on structural grounds
  • What’s inside the brickwork or behind render, without opening up
  • Hidden sides of a shared stack

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. What our survey covers.

What this survey covers

  • Chimney pots and cowls
  • Lead flashings
  • Shared and party-wall stacks
  • Brick chimney stacks
  • Flaunching
  • Chimney breasts

Tips from our surveys

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Leave close inspection to people with safe access
  • Glance at the stacks from the street now and then
  • Photograph damp patches with the date
  • Have brackets on the chimney checked

You get the report by email and can pass it to whoever does the work. Each defect is described in plain words and shown in a photo so anyone reading it can see what we saw.

Look at your chimneys from the ground now and then, particularly after strong winds. Binoculars help you spot loose pots, missing mortar or lifted flashings.

How the survey changes by roof type

Brick stacks

Spalled bricks, where the face has flaked off, are a sign of water and frost. We record any we can see.

Lead flashings

Lead flashings seal the joint between the stack and the roof. We check for lifting, splits and gaps in the joints.

What a chimney survey looks like in Walthamstow

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Walthamstow is one of them, bay roofs, hips and later dormers each have their own details. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Walthamstow has a long history of building, with Bruce Castle about 2.4 miles west. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Anyone responsible for a site like Greenleaf Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. Shop and office owners around 17 & Central may find that a dated report on the roof is useful for planning and for any lease discussions. Landlords with a home close to Walthamstow Central station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Questions from Walthamstow

Is parking a problem for a survey in Walthamstow?

It can be, so it helps to let us know about permits, visitor bays or off-street space as you book. That way the visit can be planned around it.

How do I find out if my home in Walthamstow is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is it a problem to have an unused chimney?

An unused stack still needs to stay weathertight and ventilated. If it’s capped without ventilation, damp can build up inside. We check how it’s capped and its condition, so you can plan what to do with it.

Is a leaning chimney dangerous?

A leaning stack should be looked at. We record the lean, the brickwork and the pointing, and if it may be a structural issue, we recommend a structural engineer.

How long will you be at the property?

Most surveys take between one and two hours at a house, as part of a look at the roof around the stack. We will confirm the timing as you book.

How fast do I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Can you give me structural calculations?

No. Our survey isn’t a structural engineer’s report. We will recommend an engineer if we see signs that call for one.
