Roof surveys across IG8: what to expect
Our report is written in plain English, not jargon. Each defect is described with photographs and a recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Each report is emailed to you. We are often asked to look into slipped, cracked or missing slates and tiles and flashings that have come away from the wall, across chimney stacks, natural slate and lead flashings.
Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit normally takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You get in touch with the address and anything you’ve noticed.
- We agree a date, on a weekday, Saturday or Sunday.
- We check the roof from each safe vantage point, inside and out.
- Every part of the roof is checked and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.
What you’ll pay
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.
Why customers in IG8 book us
- We hold a CAA Flyer ID and Operator ID
- Over 5,000 surveys carried out
- Independent findings on the roof’s condition
- Visits on any day of the week

Roof surveys across IG8: local notes
Across IG8, from Walthamstow, Woodford and South Woodford outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. Chimneys, valleys, flashings and gutters are usually where the work is.
Our area covers London and the South East, including IG8. London and South East England have homes from every era, from period terraces to post-war new towns and new estates.
Woodford: Take an older house close to St Barnabas' Church: its roof may have old fixings, lead flashings and chimneys that need a closer look. If you run a business near 17 & Central, knowing the roof’s condition lets you budget for work rather than pay for emergencies.
What a survey costs
Not every roof costs the same to survey, and it comes down to:
- The package you choose: Basic, Standard or Premium
- The type of building, from a house to a block or an office
- Building height and the viewpoints available
- Roof area
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
What to tell us when you contact us
To price your survey accurately, we will ask about:
- What’s prompted the survey
- What kind of property and roof it is
- Pictures from the garden or a window, if you have them
- Where water is showing inside, if it is
Most bookings start with a short call: call 07833 053749 or drop us an email and we’ll ask a few questions about the roof. You’ll have a price before anything is arranged.
What you can safely check yourself
It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.
Rented homes, blocks and businesses
We also survey roofs for businesses and commercial landlords. Bigger roofs take more time.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant.
What this survey cannot tell you
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- A full building survey of the property
- Structural calculations (that is a structural engineer’s job)
- Asbestos testing of any kind
Leave it or get it looked at?
Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. We look at them before they cause trouble.
Before booking any surveyor
- Whether VAT is added on top
- How long they’ve been surveying roofs
- Whether the loft is part of the inspection
- Do they have a CAA Flyer ID and Operator ID for drone work?
IG8: your questions answered
Is this a RICS survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
How long does a roof survey take?
The visit normally takes between one and two hours at most homes, and about three to four hours for a commercial roof. We’ll give you an idea of timing when booking.
Is a roof survey the same as a structural survey?
No. We report on the roof’s condition, and Standard and Premium include structural checks. It does not include structural calculations, which need an engineer.
How experienced are you?
More than 5,000 surveys over 20+ years.
Will you fly a drone over my roof?
Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
Do you cover IG8?
Yes, we do. We carry out roof surveys in IG8.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first. Mention it when you contact us and we will explain what’s needed.
