Roof survey in N17: how it works

Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Reports are sent by email. Common reasons to book are debris building up in roof valleys and worn lead at chimneys and abutments, on the roof space, ridges, hips and valleys and chimney stacks.

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from each safe vantage point outside.
  4. Inside, we check the roof space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

What affects the price in N17

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

Roof surveys across N17: local notes

Across N17, we survey roofs for owners, landlords and agents, from Tottenham, Noel Park and Tottenham Green to the quieter places in between. Each report sets out what was seen, with photos and recommendations.

Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, N17 included. We survey on any day of the week.

Tottenham: If you live near a park like Bruce Castle Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. Landlords with a home close to Bruce Grove station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Should I look at the roof myself first?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Leave it or get it looked at?

Leaving it means relying on what you can see from the ground. You might pay for work that doesn’t fix the real problem, or to a real problem being missed. We tell you what’s really needed.

Before you book any surveyor

  • Whether the loft is part of the inspection
  • How long the report takes to arrive
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What the report includes, and whether it has photos

Tips that help

A little preparation and a few simple habits help. Our tips:

  • Keep a record of damp patches and dates
  • Mention any flat roofs as well as the main roof
  • Gather any paperwork for past roof work
  • Let us know about any leaks or stains you’ve seen

Your report arrives by email. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each finding is set out in plain English, with recommendations.

Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.

Roof by roof

Natural slate

From the loft, we look at the underside of a slate roof. There may be old felt underlay, or none at all on very old roofs, and we note its condition.

Clay plain and peg tiles

Where tiles hang on walls or dormers, we check them too. Loose or missing tiles there let rain into the wall.

What we’re asked to look at in N17

Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Damp on a chimney breast inside often starts at the top of the stack.

Here are some of the things we see frequently:

  • Condensation or damp timbers in the loft
  • Lifted, split or missing lead flashings
  • Leaking gutter joints and downpipes
  • Loose ridge or hip tiles

FAQs for N17

What does a roof survey include?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the roof space where there’s safe access. You get a photo-illustrated written report and recommendations.

Do you look in the loft space?

Typically, if there’s one and it can be reached safely. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

Do you inspect the roof from on top?

Where it is safe, yes. Much of the survey is done from ground level, upper windows and the roof space. On Premium, a drone is used where applicable.

Do you test for asbestos?

No. Asbestos testing is not part of our service. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How long does a roof survey take?

It usually takes about one to two hours at a typical home, rising to roughly 3–4 hours on a commercial building. Report times depend on the package.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance.
