How a roof survey works in Tottenham
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, including VAT. The Basic Survey gives a visual inspection, photographs and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. We survey lead flashings, the roof space and natural slate, and people most often book us about blocked, sagging or leaking gutters and slates or tiles that have slipped or broken.
London has a great many flats in converted houses and purpose-built blocks, where the roof is typically a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up, in Tottenham as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.
Every survey ends with a written report, with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Roof surveys in Tottenham: local notes
Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
Bruce Castle, about 0.3 miles west, is one of the historic houses in the wider area around Tottenham. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. If you look after a building like The Mulberry Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live near a park such as Bruce Castle Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.
Tottenham is about 6 miles north-east of Marylebone, in Greater London. Whether the building in Tottenham is a house, a flat or a commercial unit, the roof can be surveyed. Tottenham is one of the places in Greater London where we work for roof surveys. There’s also a page for London.

How it works
After the inspection, everything we found is written up as a photo-illustrated written report. On timing, most surveys take roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In Tottenham, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.
- You get in touch with the address and anything you’ve noticed.
- We agree a date, on a weekday, Saturday or Sunday.
- We inspect from ground level, from windows, from the loft space and from the roof where safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- You receive a written report with photos and recommendations.

FAQs for Tottenham
Do you survey roofs for landlords with property near Bruce Grove station?
Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.
Are there drone restrictions around Tottenham?
That depends on where the roof is and on the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A small drone cannot fly safely in strong wind or heavy rain.
Will you check the loft?
Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.
What do you check on a roof survey?
Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.
How experienced are you?
We have completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.
Do you go up on the roof?
When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.
Is Tottenham in your area?
Yes. Our area covers London and South East England, and that includes Tottenham.
Tips from our surveys
A few practical points come up again and again on our surveys. They apply to most roofs:
- Clear the loft hatch area before we arrive
- Tell us about any leaks or stains you’ve seen
- Take photos of any leaks as they happen
- Include dormers, porches and garages when you book
The recommendations are prioritised by urgency where relevant. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.
Do not block the vents at the eaves. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.
Can I check my roof myself?
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Why act early in Tottenham
Leaving it means relying on what you can see from the ground. You might pay for work that does not fix the real problem, or miss the fault that matters. A survey tells you what actually needs attention. Blocked gutters and hoppers on London houses overflow and soak brickwork. A blocked outlet ignored for a winter or two can mean damp walls inside.
Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. We confirm the price for your survey before booking.

Different roofs, different checks
Clay plain and peg tiles
Clay tiles are common on older South East homes. Rotten pegs and battens let tiles move, leaving gaps along the courses.
Natural slate
Natural slate can last 100 years or more, but its nails frequently corrode first. We check for slipped, cracked and missing slates, and for clips that show past repairs.
