Flat roof survey in Tottenham: what you get
If the house you’re buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Felt roofs frequently last around 15 to 20 years, while EPDM and GRP often last longer. We set out the type of covering, its condition and the defects we found, with photos of each. You then have something specific to put to the seller or agent. We survey EPDM rubber, felt flat roofs and single-ply membranes, and common reasons people get in touch are splits and cracks in the covering and gaps at upstands and abutments.
Commercial and residential blocks across London frequently have big flat roofs with plant, rooflights and access walkways. Every penetration and upstand is a place where a membrane can fail. In Tottenham, roof access is agreed with the building manager or owner beforehand. Plant bases, rooflights and cable entries are all places where water can get in.
If any part of the flat roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

Useful tips for Tottenham property owners
These tips come from what we see on roofs every week, before and after a survey:
- Ask contractors to protect the roof if they work on it
- Clear roof outlets and gutters each autumn
- Note where water lies after a downpour
- Note any new marks on ceilings beneath the roof
Once we’ve been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Small defects are simpler to deal with while they’re still small. A flat roof that is looked after between surveys normally lasts longer.
Why it’s worth a survey now in Tottenham
If you are buying, find out about the flat roof before you exchange. After that, the cost of any work is yours. Our report gives you specific points to raise with the seller or agent. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you’d like to know.

What we can’t see
It is useful to know what a survey won’t do before you book:
- The condition of the deck or insulation hidden under the covering
- Whether old sheeting or boards contain asbestos
- Parts of the roof that aren’t safe to walk on or view

The survey, step by step
The aim of the visit is simple: to see as much of the flat roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit typically takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a London conversion, the way into the roof space is frequently from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Tottenham runs like any other.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there is access.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
Before we arrive
- If you are buying, check with the agent that we can get in
- Note where any stains or damp appear
- Jot down any questions you want answered

Your questions about flat roof surveys in Tottenham
Do you carry out roof surveys in Tottenham?
We do. Every survey there gets the same written report with photographs.
Does a conservation area affect roof work in Tottenham?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Will the survey show why my flat roof is leaking?
We check the whole roof, since water can travel before it shows inside. Splits, open laps, upstands, outlets and rooflights are all checked. If the cause can’t be seen, we’ll say so and suggest what would help.
Will you fly a drone over my roof?
Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
How many surveys have you done?
Over 20 years and more than 5,000 surveys, across London and South East England.
Does the weather affect the survey?
Light rain is typically fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
What’s in the survey report?
It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.
Local flat roofs in Tottenham
Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. About 0.3 miles west lies Bruce Castle, a reminder of how long the area around Tottenham has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
Landlords with a home close to Bruce Grove station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For an older house near a landmark such as Church of St Mary the Virgin, the flat roofs on later extensions tend to wear out long before the main roof.

Signs you need a flat roof survey in Tottenham
Many flat roof problems start at the details rather than the main surface. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. If they were rushed when the roof was laid, they’re often the first things to fail.
It’s worth booking a survey if you’ve seen:
- Blocked or damaged outlets
- Blisters and bubbles in the covering
- Upstands pulling away from walls
- Signs of deflection in the roof deck
Controlled parking zones are common in London, so mention any permit rules for Tottenham.
Before you book any roof surveyor

- What follow-up you get after the report
